2011Q3�21 <br />described in the Deed of Trust as 203, 204, 209, 210, 215, 216, 221 and 222 Saratoga <br />Circle, Grand Island, Nebraska 68801. <br />To have and to hold the above described premises together with all tenements, <br />hereditaments and appurtenances thereto belonging unto the Grantee, and to Grantee's <br />successors and assigns forever. <br />Substitute Trustee does hereby covenant with the Grantee and with the Grantee's <br />successors and assigns as follows: <br />1. That Shafer Properties, LLC, failed to pay to the Beneficiary, payments which <br />were contractually due, and the Substitute Trustee, at the request of the <br />Beneficiary, elected to declare the entire unpaid principal balance, together with <br />interest thereon and taxes advanced, at once immediately due and payable. <br />2. That a Notice of Default was recorded by Substitute Trustee on February 8, 2011, <br />as Instivment No. 0201101093 in the Register of Deeds of Hall County, <br />Nebraska. On February 17, 2011 , a copy of the Notice of Default was served on: <br />Joel Shafer <br />66 Ponderosa Drive <br />Grand Island, Nebraska 68803 <br />Joel Shafer, President <br />Shafer Properties, LLC <br />1004�' Diers Avenue, Suite 210 <br />Grand Island, Nebraska 68803 <br />by certified mail, return receipt requested, postage prepaid. The letters were <br />returned, refused service. <br />3. That Trustor failed to cure the default within thirty (30) days after the recording of <br />the Notice of Default. <br />4. Substitute Trustee published Notice of Sale to be held on the 2nd day of May, <br />2011 at 10:00 a.m. in the lower level of the Hall County Courthouse, City of <br />Grand Island, Hall County, Nebraska, which notice was published in The <br />Independent, a legal newspaper therein, once a week for five (5) consecutive <br />weeks, commencing March 22, 2011 and ending April 19, 2011. The last <br />publication of notice was at least ten (10) da.ys prior to the Trustee's Sale held on <br />May 2, 2011, and was not later than thirty (30) days after the last publication of <br />Notice. <br />Page 2 of 4 <br />
