To have and to hold the above described premises together with all tenements, hereditaments and appurtenances thereto belonging unto the Grantee, and to Grantee's successors and assigns forever. Substitute Trustee does hereby covenant with the Grantee and with the Grantee's successors and assigns as follows: 1. That Shafer Properties, LLC, failed to pay to the Beneficiary, payments which were contractually due, and the Substitute Trustee, at the request of the Beneficiary, elected to declare the entire unpaid principal balance, together with interest thereon and taxes advanced, at once immediately due and payable. 2. That a Notice of Default was recorded by Substitute Trustee on February 8, 2011, as Instivment No. 0201101093 in the Register of Deeds of Hall County, Nebraska. Substitute Trustee published Notice of Sale to be held on the 2nd day of May, 2011 at 10:00 a.m. in the lower level of the Hall County Courthouse, City of Grand Island, Hall County, Nebraska, which notice was published in The Independent, a legal newspaper therein, once a week for five (5) consecutive weeks, commencing March 22, 2011 and ending April 19, 2011.
