2o�oos23� <br />7.5 Lessee shall have the right, at its expense, from time to time, to redecorate the <br />interiar of the leased premises and to make such nonstructural alteratians and changes in such <br />interior pacts thereof as it shall deem expedient or necessary for its purposes; provided, however, <br />that such alteratians and changes shall not injure the safety of the structure of the leased premises <br />or dirninish its value, and shall be done in a good worknnanlike manner. Lessee may make <br />interiar structural alterations and additions to the leased premises provid�d that such alterations <br />and additians do not injwe the safety of the structure of the leased prerrzises or diminish its value <br />and provided further that it has first abtained the cansent thereto of Lessor in writing so long as <br />the lease provisions of this agreement reznain in force, Lessor agreeing that it shall not withhold <br />such consent unreasonably. <br />ARTICLE VIII <br />_ uiet Enjovnnent <br />$.1 Lessee, upon payment of the rent and the performance af all the terms af this <br />Lease with Purchase Option, shall at all times during the initial lease terrn and during any <br />extended lease term, peaceably and quietly enjoy the leased premises without any disturbance <br />from Lessor or from�, any other person clairning through Lessor. <br />ARTICLE IX <br />Com liance With Laws and Re ulations <br />9.1 Lessee, at its sole expense, shall comply with all laws, orders and regulations of <br />the Federal, State and Municipal authorities and with any lawful direction of any public officer, <br />which shall impose any duty upon the Lessor or the L�ssee with respect to the leased premises. <br />Lessee, at its sole expense, shall obtain all required licenses or permits for the conduct of its <br />business within the terms of this Lease with Purchase, or for the making of repairs, alterations, <br />improvements or additions, and Lessor, where necessary, will join with Lessee in applying for all <br />such permits or licenses. <br />�tc�rr�� <br />Surrender U on Termination <br />10.1 In the event Lessee shall vacate the leased premises and fail to exercise its <br />purchase option as herein granted, Lessee shall vacate the leased premises in as good a condition <br />as it was in the beginning of the initial lease term, ordinary wear and tear and casualties not <br />occurring through Lessee's negligence excepted, and shall remove all its property therefrom so <br />that Lessor can repossess the leased premises not later than S:Op p.m. upon the day the initial <br />lease terrn or any extended lease term ends, whether upon notice or by holdover or otherwise. <br />Lessor shall have the sarne rights to enforce this covenant by ejectment and for damages or <br />atherwise as for the breach of any other condition or covenant of this Lease wath Purchase <br />Option. Lessee may at any time prior to or upon the termination of the initial lease tertn, or any <br />extended lease term, remove from the leased premises all materials, equiprnent, property of every <br />sort or nature installed by Lessee thereon, provided that such property is rernoved without <br />substantial injury to the leased prernises. No injury shall be considered substantial if it is <br />promptly corrected by restoration to the condition prior to installation of such property, if so <br />requested by Lessor. Any such property not removed shall become the property of Lessar. <br />5 <br />
