2Q1007981 <br />(30) days £ollowing the submission of the plans and speci�cations to the Architectural Control Committee, <br />approval will not be required and this I'aragraph will be deemed to have been fully complied with. Approval <br />by the A.rckiitectural Cantrol Committee shall not relieve the contractor from obtaining a build'ang p�rmit <br />from the proper building department of Hall County or tha Village of Caira. Any additions to or <br />mvdifications pf any existing home requiri.ng a building permit from Hall County or the Village pf Cairo <br />shall not be made until the plans and specificat�o�as showing the nature o�the additions or modifications have <br />been subxxuitted to and appxoved lay the Architectural Control Committee in writing. <br />ARTTCLE V� <br />PAR.TY WALLS <br />S cte io�l . General Rules of Law to Ant�lv. Each wall built as a dividing �all between separate <br />dwellings constructed upoxt the Lats as part af the original construction of homes upon the properties shall <br />constitutc a party wall to be used hy the adjoining land owners as such, notwithstaaa.di.z�g the fact that the vvall <br />so constructed, th.rougb. ertor in constxuction or settling of tlie wall, znay not be located precisely on the <br />dividing line between the Lots. Weath�rproofing. Notwithstanding any otk�er provision of this Article, an Owner who <br />by his or hex negligent or willful act aauses the party wall to be exposed to the elements shall bear tb.e whole <br />cost of £urnishing the necessary protectinn against such elements. <br />Section 4. Riffht to Contribution Runs with Land. The right of any Owner to contribution from any <br />other Own.er uuder this Artzcle s�all be appurtenant to the lax�.d and shall pass to such Owner's successors <br />in title. <br />Ser ' �. Arbitra��n. In the evenC af any dispute arising concernang a party wall or under the <br />provisions of this Article, each party shall choose ane arbitrator, and such arbitratprs shall choose one <br />additional arbitrator, and the decision shall be by a majoz�ty of all the arbitrators. <br />ART.ICLE VII <br />USE RESTR�CTIO�T� <br />A. The Propert�ies �.re hcreby restricted to single family resid�n� al dwellings for residenti.al use and <br />structrxres and uses related to Che canvenience and enjoyment of such residential use. No structure sXaall be <br />erected, altered, placed or pea�nitted to remaua on any Lot other than one dwelling and a private gatage for <br />not more than three (3) cars, and ather secondary buildings incidental to the residential use of the plot. No <br />dwelling shall be erectcd £or occupancy for more than one family, nor shall any dwellin.g be used for <br />�'age 5 af 10 <br />
