<br />2.11 Hunting Rights. Hunting shall not be allowed on any part of the Property at any time during
<br />the Term of this Lease.
<br />2.12 Compliance with Civil Rights Law, Federal and State Statutes. The Lessee, at Lessee's
<br />sole cost, shall comply with all applicable statutes, charters, laws, ordinances, rules and regulation, and orders
<br />of duly constituted public authorities and failure to do so is cause for termination.
<br />Lessee shall comply with all applicable local, State and Federal statues and regulations regarding civil
<br />rights and equal opportunity employment. Lessee shall not discriminate against any employee or applicant for
<br />employment, to be employed in the performance of this Lease, with respect to the employee or applicant's hire,
<br />tenure, terms, color, religion, sex, disability or national origin.
<br />3. Rent.
<br />3.1 Amount. The Lessee shall rent from the Lesssor, approximately 331.75 tillable acres at
<br />$158.00 per acre as described in Section 1, Property Description.
<br />3.2 Payment Schedule and Payment Address. The Lessee agrees to pay the Lessor a total
<br />annual cash rent of Fifty-Two Thousand Four Hundred Sixteen and 50/100ths Dollars ($52,416.50). The
<br />annual cash rent shall be paid semi-annually, as follows:
<br />March 1, 2010 $26,208.25 December 1, 2010 $26,208.25
<br />March 1, 2011 $26,208.25 December 1, 2011 $26,208.25
<br />March 1, 2012 $26,208.25 December 1, 2012 $26,208.25
<br />March 1, 2013 $26,208.25 December 1, 2013 $26,208.25
<br />March 1, 2014 $26,208.25 November 31, 2014 $26,208.25
<br />The total value of this Lease over five (5) years is Two Hundred Sixty-Two Thousand Eighty-Two and
<br />50/100ths Dollars ($262,082.50).
<br />All payments for the Term of this Lease shall be made payable to:

<br />3.3 Termination upon Default of Rental Payments. The Lessor may cause a forfeiture of this
<br />Lease if the Lessee is in default of making payments as provided in this Lease. However, the Lessor shall first
<br />notify the Lessee of Lessor's decision to terminate this Lease and the Lessee shall then have a period of thirty
<br />(30) days from notification in which to make the payments correct.
<br />4. Operation and Maintenance of Property. In order to operate this Property efficiently and to maintain
<br />it in a high state of productivity, the parties agree as follows:
<br />4.1 General Maintenance. To maintain the Property and its improvements during Lessee's
<br />tenancy in as good a condition as it was at the beginning; Lessor excepts normal wear and depreciation
<br />and damage from causes beyond the Lessee's control; to keep farmstead neat and orderly, and to prevent
<br />any unnecessary waste, loss or damage to the Property and use due care to prevent others from
<br />committing waste or damage to said Property.
