~' <br /> <br />;~~;w,gi~:~.~es~~;en~re by ~.t, to tl;a~ f~ i.~ n~} of any such ~set9.tiLan or to the <br />;~u~~,i,u~tac~en+ ~~f car *_aking possessien by a custodian, receiver, <br />]. u~~'u;~.datC~.:, n~sisignee, trustee, sequestrat~r (or other similar <br />srlPicialU of the Sublessee ar any substantial part of its <br />flroperty, or the r..aking by it of an assignment for the benefit of <br />creditors, ar the admission by it in writing of its inability, or <br />its failure to pa-° its debts generally as they become due, or the <br />taking of corporate action by the Sublessee in furtherance of any <br />such actions; <br />{fi If the Sublessee shall be dissolved or liquidated, <br />other than through a consolidation, merger or sale of assets. <br />Section 8.2 Upon the occurrence of any one or more of the <br />events off e faults specified in Section 8.1 hereof, the Sublessor <br />may, and a*_ the request of the County of Hall shall, give to the <br />Sublessee written notice that this Sublease shall terminate upon <br />a date specified in such notice, which date shall not be less <br />than thirty (30) days after the date of such notice, and upon the <br />date of termination specified therein, this Lease shall <br />terminate. <br />Section 8.3 Upon the occurrence of any one or more of the <br />events off e cults specified in Section 8.1 above, in lieu of <br />terminating this Lease and upon notice to the Sublessee, the <br />Sublessor or its designee, may re-enter and take possession of <br />the Project and the Sublessee shall vacate and surrender <br />possession of the Project. To protect its interest in the <br />Project, the Sublessor, upon such repossession, may provide for <br />the use and occupancy af,ail or any part of the Project from time <br />to time in the name of the Sublessee, without further notice, for <br />such term or terms, on such conditions and consideration for such <br />uses and purposes as the Sublessor, in its discretion, may <br />determine, and may collect and receive all revenues and rentals <br />derived therefrom, and apply the same, after deduction of all the <br />appropriate expenses, to the payment of the rent payable <br />hereunder by the Sublessee. The Sublessee shall. remain liable <br />for any deficiency in the rent payable by it hereunder. <br />Section 8.9 Upon termination. of this Sublease pursuant to <br />Section 8.2 hereof, the Sublessee shall be ob7»iga,ted to pay, and <br />s hall forthwith pay to the Sublessor a11, amozn~ts said Suk~lessor <br />~ha~ll be obligated to pay under the terms of its Lease and <br />Agreement with the County of Ha11, ~Jebraska. <br />Section 8.5 The rights and remedies specified in this <br />Sublease sTa7T~be cumulative. In addition thereto, the said <br />Sublessor shall have all the rights and remedies now or hereafter <br />conferred by law, including, among other remedies, receivership <br />and injunctions to restrain violations or attempted violations of <br />any provision of this Sublease by the Sublessee. <br />_g.. <br /> <br /> <br />
