TRUSTOR shall pay alI taxes and assessments which may be levied upon BENEFICIARY'S interest herein or upon this DEED OF TRUST or the debt secured hereby, without regard to any law that may be enacted imposing payment of the whole or any part thereof upon the BENEFICIARY. 3. ESCROW FOR TAXES. TRUSTOR further covenants anti agrees to pay to the BENEFICIARY on the due date of each monthly installment, and ir. addition to the installment payments provided for under the terms of the Promissory Note, 1/12th of the anticipated annual taxes, assess- ments and public charges, general and special, levied and assessed. against the real property, premises and indebtedness hereby secured:: as estimated by the BENEFICIARY. The amount of such deposit shall be adjusted by the BENEFICIARY periodically so brat sufficient sums will be available to pay all of the foregoing before interest accrues and, upon demand in writing by the BENEFICIARY, the TRUSTOR shall promptly deposit with the BENEFICIARY any amount in excess of the said monthly payment which shall be required to pay any such taxes, assessments and charges prior to delinyuency. 'PRUSTOR shall promptly farward to BENEFICIARY all bills for all taxes, assessments and public charges on the premises. 5ucir payments ~3ra11 not bear interest and shall be applied by the BENEFICIARY to the payment of the said taxes, assessments and public charyes prior to delinquency. In case of default in any of the terms of this DEED OF TRUST AND SECURITY AGREEMENT or any other security agreement now or hereafter given in connection with this loan, all funds paid to and deposited with the BENEFICIARY as provided above shall constitute additional securi.Cy for all sums secured by this PEED OF' TRUST AND SECURITY AGREEMENT and may be applied by BENEFICIARX as a credit on the indebtedness secured hereby. BENEFICIARY may, from time to time, at its option, waive, and after such waiver reinstate, any and all. provisions of this paragragh requiriny such payment and deposit by notice to the TRUSTOR in writiny. While such waiver is in effect, TRUSTOR shall pay directly all taxes, assessments and public charyes as ire rein provided.
