Mortgagee shall promptly remit the same to Superior <br />Mortgagee. <br />4. Repairs and Maintenance; xo Waste <br />Mortgagor, at its own sole cost and expense, shall <br />at ali times greaerve, maintain and take good care of the <br />PTOger7.y, and not suffer or permit any waste, damage, dis- <br />figurement, or injury to be committed in respect thereof. <br />Without limiting the generality of the foregoing, Mortgagor <br />shall keep the Property in first-class order and repair and <br />in a neat, clean and attractive condition, and shall make all <br />necessary or appropriate alterations, betterments, repairs, <br />regiacements, renewals and restorations thereto, interior and <br />exterior, structural and non-structural, ordinary and extra- <br />ordinary, foreseen and unforeseen. Mortgagor will not <br />deaoiish or make any material change or alteration to the <br />Improvements or remove or dispose of any Property or any <br />portion thereof without Mortgagee`s prior written consent, <br />which consent shall ruri be unreasonably withheld or delayed <br />if Superior Mortgagee has given its consent thereto (if <br />the same is required under the Superior Mortgages), except <br />that Mortgagor may dispose of obsolete, defective or worn out <br />Equipsent without sock consent only on the condition that <br />1ortgagor replaces the sass with suitable Equipment in good <br />condition owned by Mortgagor and subject to no lien or secu- <br />b <br /> <br />
