8~-- ~ ~~ , <br />at Grand- Island, Nebraska into Seller's account at said <br />institution. <br />3. Buyer shall keep all buildings now on, or that may <br />be hereafter placed on said premises, insured for the benefit <br />of the Seller against loss or damage by fire or lightening <br />in the manner and amount approved b;~ the Seller, and to <br />name the Seller as an additionally named insured on any and <br />all insurance policies purchased for this purpose. In case <br />of loss, the insurance, unless by mutual agreement of the <br />parties, shall be used to repair or rebuild the buildings <br />damaged or destroyed, and shall be gaid to both r_he Seller <br />and the Brayer. <br />4. Buyer agrees to pay, when due, beginning with 1975, <br />all taxes and assessments, ordinary and extraordinary, that <br />may for any purpose be levied or assessed on said premises, <br />under color of law, whether legally assessed or not, including <br />all installments of special improvement taxes heretofore <br />levied and not heretofore included in the annual tax rolls, <br />and shall produce official_ evidence thereof to the Seller <br />on demand. Should Buyer fail to pay any tax or assessment <br />when due, or to keep such buildings insured, Se'_1er may parr <br />the same and have the buildings insured, and the amounts <br />thus expended shall be a lien on said premises, to be added <br />to the amount then unpaid hereon, and shall be considered due <br />immediately and shall bear interest at the rate of nine (9) <br />percent until paid. <br />5. After the full pa;rment of the purchase money, <br />interest, taxes, and insurance premiums, and upon performance <br />of this agreement by the Buyer in all respects, the Seller <br />agrees to deposit caith the lawfirm of Ke11y, Kelly & Kelly, <br />Attorneys-at-Law, Grand Island, Nebraska, as escrow agents, <br />an abstract of title and tax history, showing a merchantable <br />title of record in said Seller and a good and sufficient <br />Warranty Deed of said land so as to convey the same in fee <br />and unencumbered to said Buyer, subject, however, to all taxes <br />
