10, Planting & Fishing Prohibited. Neither the Lessors nor the Lessee will permit any hunting or fishing on any of the pre- mises or in the waters adjacent thereto, and the Lessee speci- fically agrees to post the entire premises with signs to such ef- fect and do that which is reasonable to prevent the violation of such rules and regulations in order to prevent such activities on the premises. It is specifically understood and agreed that the area outlined on Exhibit B in TTpu`tp1eTT is not the subject of this lease and is retained by the Lessors herein, With reference to such area, the Lessors agree to permit fishing, only in such lakes and only with specific permission of the Lessors herein, AL1 hunting shall be prohibited in the area outlined in 'TpurpleT' on Exhibit B hereto. 11, Right of Entry. The Lessors reserve the right for them- selves, their agents or employees to enter on the premises at any reasonable time for the purpose of viewing the same, of working or making repairs or improvements thereon as set forth above, or for removal of any minerals reserved to them, 12. Defaults. It is .understood and agreed that any failure of the Lessors or Lessee to enforce rights or seek remedies upon any default of the other party, with respect to the obligations of each other or either hereunder, shall not prejudice or effect the rights or remedies of each or either of them, in the event ~'' of any subsequent default. In the event that repairs and maintenance are not performed by the Lessee as required at Item 2 above, and the Lessors de- clare the Lessee in default or if Lessee shall fail to comply with any other conditions of this lease (except payment for any installments of rent.), or shall not well and truly perform and fulfill each and every other covenant and agreement herein con- tained on the part of the Lessee to be perf ormed and kept and such default shall continua for thirty (30) days after notice is given to the Lessee by the Lessors, or if the Lessee shall make an -5-
