<br />10, Planting & Fishing Prohibited. Neither the Lessors nor <br />the Lessee will permit any hunting or fishing on any of the pre- <br />mises or in the waters adjacent thereto, and the Lessee speci- <br />fically agrees to post the entire premises with signs to such ef- <br />fect and do that which is reasonable to prevent the violation of <br />such rules and regulations in order to prevent such activities <br />on the premises. It is specifically understood and agreed that <br />the area outlined on Exhibit B in TTpu`tp1eTT is not the subject of <br />this lease and is retained by the Lessors herein, With reference <br />to such area, the Lessors agree to permit fishing, only in such <br />lakes and only with specific permission of the Lessors herein, <br />AL1 hunting shall be prohibited in the area outlined in 'TpurpleT' <br />on Exhibit B hereto. <br />11, Right of Entry. The Lessors reserve the right for them- <br />selves, their agents or employees to enter on the premises at any <br />reasonable time for the purpose of viewing the same, of working <br />or making repairs or improvements thereon as set forth above, or <br />for removal of any minerals reserved to them, <br />12. Defaults. It is .understood and agreed that any failure <br />of the Lessors or Lessee to enforce rights or seek remedies upon <br />any default of the other party, with respect to the obligations <br />of each other or either hereunder, shall not prejudice or effect <br />the rights or remedies of each or either of them, in the event <br />~'' of any subsequent default. <br />Time is of the essence in the payment of any and all install- <br />. menu of rent due herein, and should default be made in the payment <br />of any installment of rent hereunder when due and remain in rrrears <br />and unpaid for ten days, Lessors at their option, may declare-this <br />'` lease forfeited and the whole rent for the entire term will become. <br />immediately due and payable and if not paid on demand,- the. Lessee <br />agrees, on demand thereafter, to surrender peaceable possession-; <br />of the demised premises, and the Lessors shall have the right ~ <br />proceed to e.:farce sny-and all legal remedies oval-fable to ghem on <br />- account of the-default of the Les-see. <br />In the event that repairs and maintenance are not performed <br />by the Lessee as required at Item 2 above, and the Lessors de- <br />clare the Lessee in default or if Lessee shall fail to comply <br />with any other conditions of this lease (except payment for any <br />installments of rent.), or shall not well and truly perform and <br />fulfill each and every other covenant and agreement herein con- <br />tained on the part of the Lessee to be perf ormed and kept and <br />such default shall continua for thirty (30) days after notice is <br />given to the Lessee by the Lessors, or if the Lessee shall make an <br />-5- <br />
