<br />(b) Tenant's Pro Rata Share of Expenses: Tenant agrees to pay quarterly
<br />ib Landlord in the manner hereinafter provided Terrmt's proportionate share of all
<br />reasonable costs and expenses paid or incurred by Landlord with respect to Landlord's
<br />Parcel in operating, equipping, policing and protecting, lighting, insuring, replac-
<br />ing and maintaining the common areas. Such costs and expenses shall include and be

<br />cleaning, lighting, snow removal, line painting and landscaping; premiums for
<br />public liability insurance (in ar, amount nut exceeding $1,000,000,00) and in which
<br />Tenant shall be named an additional insured; supplies, reasonable wages paid to or
<br />on behalf of employees involved in the performance of the work specified in this
<br />Section and a management fee equal to ten percent of the aggregate of such actual
<br />costs and expenses incurred by the Landlord. Ttte propnrtionat+~ share to be paid
<br />by Tenant shall be computed on the basis that the total number of square feet of
<br />floor area in the leased premises (excluding covered docks) bears to the total gross
<br />Ieaseable area.
<br />Subsequent to the end of each calendar or partial year, Landlord shall
<br />furnish Tenant with a statement of the actual amount of Tenant's proportionate

<br />If, iaowever, Tenant does open its score for business in the leased
