Should said loan assumption, or in <br />the alternative, a new loan result in a payoff <br />penalty to the Sellers, the Buyers hereby agree <br />to be responsible for and pay to the Sellers the <br />amount of said payoff penalty. <br />TAXES: It is hereby mutually agreed between all parties <br />that Seller shall pay all *_axes due up to the date of the <br />execution of this agreement; that thereafter, the Buyer shall <br />assume all tax obligations as of that date and in the future, <br />said taxes being included in the monthly payments above <br />referred to. <br />ASSESSMENTS: Buyers hereby agree to assume the current <br />Sewer Assessments numbered 2, 3, 4 and 5, which are currently <br />assessments against the subject property. <br />POSSESSION OF PREMISES: Possession of the premises <br />shall be given to the Buyers as of the date of signing of <br />this contract. <br />INSURANCE: Buyers hereby agree to obtain and maintain <br />fire, theft, and flood insurance upon the subject premises. <br />Buyers will maintain a savings account with Commercial <br />National Bank of Grand Island, Nebraska, said account number <br />currently being 803-299-$ for the purpose of maintaining the <br />insurance referred to in this paragraph. Buyers agree to <br />furnish to the Sellers copies of any and all insurance <br />policies to demonstrate specific fulfillments of this part <br />of this agreement. <br />WARRANi'Y DEED AND ABSTRACT: Sellers specifically <br />agree to place in escrow with CENTURY 21 Wolfe ~ Associates <br />a Warranty Deed to the above described property upon execution <br />of *_his agreement, and to place in escrow with Co~rcial Federal <br />savings s loan sn abstract of title showing good and merchantable <br />title in their name within thirty (34) days of execution of this <br />agreement. Sellers further agree to execute any further docv7nents <br />deemed necessary with regard to this agreement. <br />ENCUMBRANCES: Buyers hereby agree to hold the Sellers <br />harmless with respect to any encumbrance with regard to the <br />subject property, including but not limited to mortgages, <br />mechanic`s liens, and-any and all indebtedness which may become <br />
