If Buyers shall fail for ninety (90) days from due date to make any payment or perform any agreement herein con*_ained, or shall breach any of the covenants herein contained, Sellers may at any time thereafter at Sellers election, declare the full amount remaining unpaid on said purchase price, together with unpaid interest, taxes, and insurance premiums to be immediately due and payable. The Sellers may further, at their option, at any time after such failure, consider and treat this contract as void, and may consider and treat the Buyers as their tenants, fialding aver without permission after the expiration of said ninety (90) day term. Action by the Sellers upon said breach may be taken only after a notice of said breach has been given to the Buyers b~ registered letter at the adress of the location of the said property subject to this agreement. It is agreed that time is of the essence in this contract and it shall be so construed by all Courts, and no waiver of time or manner of performance shall be implied, or alleged to excuse a failure and performance thereof, unless such waiver be in writing, signed by the person against whom it is implied or alleged.
