<br />~"9--- .~(~~ c ~~ 3 <br />(b) i,essee at his expanse shall maintain in good order and repair all <br />portions of the leased premises, including but without limiting the generality <br />of the foregoing: The exterior of all bearing walls (painting the same as often <br />as is necessary), the roof, floor structures, pipes and conduits, utility in- <br />stallations, air conditioning and heating equipment, paving sad all glass and <br />glazing. Lessee at its expense shall also make all repairs of every kind and <br />character to the interior of the leased premises, On the last day of the term <br />hereof, Lessee shall surrender the leased premises to Lessors in a state of good <br />repair, reasonable wear and tear, obsolescecte and damage by fire, act of God <br />or the elements, or damage which Lessors are required to repair hereunder, <br />excepted. <br />13. Utilities: Lessee will pay for all water, gas, electricity and other <br />utilities used by Lessee on the leased premises. <br />14. Inspection of Leased Premises: Lessors at reasonable times may go <br />upon and into the leased premises for the purpose of inspecting the same, or <br />for the purpose of inspecting the performance by Lessee of the terms and <br />conditions hereof, and for the purpose of constructing, maintaining and re- <br />pairing the leased premises pursuant to the terms hereof. <br />15. Liens: Except for such as it may be contesting in good faith, Lessee <br />will promptly pay and discharge all claims for work or~labor done, supplies <br />furnished or services rendered at the request of Lessee and will keep the <br />- <br />leased premises free and clear of all mechanic's and materialman's liens in <br />connection therewith. <br />16. Fire Insurance: (a) Building and Improvements Upon Lease Premises: <br />Lessee agrees that throughout the term of this Lease it will carry and maintain <br />in full force, fire insurance with extended coverage endorsement attached upon <br />the building and improvements upon the leased premises, and against loss of <br />rental income, in insurance companies of good reputation in an amount equal to <br />- full. replacement value thereof with Lessors as named insured and with a loss <br />payable endorsement in favor of any mortgagee under any mortgage hereafter <br />placed. an the leased premises by the Lessors.- Lessors and Lessee hereby agree <br />_. _6~ <br />
