<br /> <br />{d} Lessee shall furnish Lessors promptly with appropriate evidence of <br />each tax and assessment payment by Lessee to public authority. Lessee may <br />without postponement of payment bring appropriate proceedings in the name of <br />Lessors or Lessee, or both, for contesting the validity or amount of the <br />taxes er assessments, or to recover payments therefore, and agrees to save <br />Lessors harmless from alI costs and expanses in connection therewith. Lessors <br />-shall cooperate with Lessee with respect to the proceedings so far as reasonably <br />necessary. Lessee ahali be entitled to amounts recovered which relate to gayments <br />made by Lessee. <br />9. Impound: Notwithstanding anything herein to the contrary, in the event <br />Lessors are required under the provisions of any mortgage on the premises to <br />pay to the mortgagee monthly a prerata share of taxes and insurance; Lessee <br />shall pay to Lessors monthly at the same time as the rent is paid in amount <br />equivalent to the amounts required to be paid by Lessors as a prorate share of <br />taxes and insurance. <br />10. Alterations: Lessee will not, without the prior written consent of <br />Lessors, make or suffer to be made any alterations in improvements or additions <br />to the leased premises or buildings or improvements thereon. Lessors agree that <br />they will not unreasonably withhold consent to the makLig of such alterations, <br />improvements or additions. Any improvements or additions to the leased premixes <br />shall become Hart of the leased premises, subject to the terms thereof, and <br />sfiall be-the property of Lessors. except as provided in Paragraph ii hereof. <br />11. Fixtures and Personal Property: Lessee, at its expense, may install <br />any necessary trade fixtures, equipment and furniture in the leased premises. <br />Said trade fixtures, equipment and furniture shall remain the Lessee's property <br />and shall be remove3 upon expiration of the term hereof or earlier termination <br />of this Lease. Lessee shall repair all damages caused by such installation or <br />removal at its sole expense. <br />12. Maintenance and Repalr:(a) Lessors shall have no obligation to main- <br />tain or repair any portian of the leased premises. <br />-5- <br />
