Either with or without notice or demand, declare the tern hereof ended <br />and re-enter the leased premises or any part thereof, either with ar without <br />process of law, and exgei or remove therefrom Lessee and all parties occupping <br />the same or any of them using such farce as may be necessary to do, and again <br />repossess and enfoy the same without prejudice to any remedies that Lessors <br />may otherwise have by reason of the breach hereof; oz <br />= II. Re-enter the leased premises at their option without declaring the Lease <br />term ended and relet the whole or any part thereof for the account of Lessee on <br />such term and Lessors may rectify any defaults of Lessee and add to the rent to <br />be paid hereunder and to any installment or installments thereof thereafter <br />becoming due, all of Lessor's reasonable costs or expense in so doing with <br />interest at-the maximum rate allowed by law from date of expenditure until <br />repaid. If any installment of rent or any other payment is not paid promptly <br />when due, it shall bear interest at the maximum rate allowed by law from the <br />date on which it becomes due until paid; but this provision is not intended <br />to relieve Lessee from any-default in the making of any payment at the time <br />and in the manner herein specified. The foregoing interest, expenses and <br />damages shall be recoverable-from Lessee by exercise of the Lessor's remedies <br />hereinabova set forth. <br />21. Holding fiver: In the event of any holding over with the consent of <br />Lessors beyond the end of term or any extension thereof, this Lease shall be <br />deemed a monthly tenancy upon the covenants and conditions herein contained <br />and Lessee shall pay a monthly rental equal to the monthly rental being paid <br />at the expiration of the term of this Lease ner month, is advance or4 the <br />fifteenth day of each month, plus anv other charges or payments contained in <br />this Lease. <br />22. Compliance with Laws: Lessee shall promptly comply with all laws, <br />ordinances, rules and regulations of all Federal, State, County and Municipal <br />Governments or agencies now in force or that may be enacted thereafter <br />applicable to Lessee's use and occupancy of the leased premises. Lessee shall <br />have-the right however, to canteat any such law, ordinance,-rule nr regulation. <br />by appropriate legal action, provided that such contest is conducted without <br />-11- <br />
