<br />Center Property or any buildings or structures located thereon, including any
<br />alterations, additions, or improvements to the Event Center Improvements required
<br />by any governmental agency during the Term hereof, except for alterations, additions
<br />and improvements due to defects in the initial construction of the Event Center
<br />Improvements which shall be Lessee's obligation. Lessee shall keep the Event
<br />Center Property and all buildings and structures located thereon free from any and all
<br />liens arising out of any work performed, materials furnished, or obligations incurred
<br />by Lessee. Lessee hereby indemnifies Event Center and the City against liens, costs,
<br />damages, and expenses with respect to any such alteration, addition, or improvement
<br />to the Event Center Property or any buildings or structures thereon contracted for by
<br />Lessee. Unless otherwise agreed to in writing, all alterations, additions, and
<br />improvements to the Event Center Property by Lessee shall become part of the Event
<br />Center Property and belong to City and, at the end of the Term hereof, shall remain
<br />on the Event Center Property without compensation of any kind to Lessee, except
<br />that any trade fixtures or personal property which are installed and paid far by Lessee
<br />shall remain the property of Lessee and may be removed by Lessee during the Term
<br />hereof, provided Lessee repairs any damage to the Event Center Property and
<br />buildings and structures thereon caused by the removal of such fixtures.
<br />b. Fanner Property. Except as set forth in Section 5 above, Former shall not make, or
<br />suffer to be made, any alternations, additions, or improvements to the Improvements
<br />without the prior written consent of Lessee. Fanner covenants and agrees that all
<br />repair or other work done by Former with respect to the Improvements shall be
<br />performed in a good and workmanlike manner, using first quality materials, and in
<br />full compliance with plans and specifications approved by Former and Lessee and all
<br />laws, rules, orders, ordinances, directions, regulations, and requirements of law.
<br />Fanner shall pay all costs for such alterations, additions, and improvements to the
<br />Former Property or any buildings or structures located thereon, including any
<br />alterations, additions, or improvements to the Improvements as located on the Former
<br />Froperty required by any governmental agency during the Term hereof, except for
<br />alterations, additions and improvements due to defects in the initial construction of
<br />the Improvements as located on the Former Property which shall be Lessee's
<br />obligation. Lessee shall keep the Former Property and all buildings and structures
<br />located thereon free from any and all liens arising out of any work performed,
<br />materials fitrnished, or obligations incurred by Lessee. Lessee hereby indemnifies
<br />Former against liens, costs, damages, and expenses with respect to any such
<br />alteration, addition, or improvement to the Former Property or any buildings or
<br />structures thereon contracted for by Lessee. Unless otherwise agreed to in writing, all
<br />alterations, additions, and improvements to the Former Property by Lessee shall
<br />become part of the Former Property and belong to Former and, at the end ofthe Term
<br />hereof, shall remain on the Former Property without compensation of any kind to
