Any alteration, (addition, or improvement made by the Lessee and all fixtures- installed as a part thereof, excluding, however, movable trade fixtures, shall become the property of the Lessor-upon the- - termination of this lease. 5. REPAIRS AP7D MAINTENANCE. Lessee shall provide cleaning and maintenance services within the demised premises at his own expense. Lessor shall repair the foundation, parking lots, sidewalks, roof and structural defects, so as to render the premises usable by Lessee, unless said repair is necessitated by Lessee's negligence. Lessor further agrees *_o make all repairs to said premises as to the losses covered by Lessor's fire extended coverage, vandalism and malicious mischief insurance policy insuring the building or. which the demised premises is ~ located; subject, however, to the right of election hereinafter provided. The Lessor shall maintain and replace any plate-glass windows in said premises and shall make ail major repairs to the plumbing, and heating and air conditioning units which 'are not (required to be made because of the negligence, carelessness or (misconduct on the part of the Lessee, his employees, agents, visitors or licensees. For the purpose of this lease, if the cost of repair of any of said units to place it in reasonable working condition exceeds the sum of 57.00.00, it shall be con- sidered a major repair. All other repairs, maintenance and improvements shall be-made by the ~.essee at his cost and expense and shall include all maintenance for the interior of said building, ordinary plumbing, air conditioning and heating repair, and any repair. and maintenance required by the negligence, carelessness, or miscon- duct or fault of the Y,essee, his emplovees, agents, visitors, or licensees.
