<br />,• <br />~E <br />4 <br />'~ $Z.., pQ4~47 <br />LEASE <br />THIS IPJDENTURE .4ADE THIS 15th day of July, 1982, by <br />and between GENE KAY ENTERPRISES, IPJC., hereinafter called <br />"Lessor", and DANNY D. DENNfAN, hereinafter called "Lessee", <br />wITNESSETH: <br />The Lessor hereby leases and lets unto .the Lessee and <br />the Lessee leases from the Lessor the following described <br />premises in Hall County, Nebraska, to-wit: <br />Suites 1 and 2 consisting of approximately 360 square <br />1 feet located in the building situated on the east <br />j 260,00 feet of Lot One (1) of American Legion Addition <br />to the City of Grand Island, Hall County, Nebraska, <br />including. joint use of the parking lot located on the <br />south of the existing drainage ditch; <br />~ together with the buildings and improvements thereon under the <br />following terms and conditions. <br />I <br />t 1. TERM. The term of this lease shall be for one (1) <br />i <br />~-year beginning December 1, 1982„ and ending on November 30, <br />i 1983.. <br />i <br />~ 2. RENTAL. Lessee shall pay to Lessor as rental for <br />the premises during the lease S150.00 per month, payable monthly, <br />and due on or before the first day of the month in advance, at <br />{ the Lessor's address shown below or as hereinafter designated by <br />~ Lessor in writing. <br />3. USE AND OCCUPANCY. The premises and property <br />herein leased shall be used and occupied by the Lessee for any <br />legitimate business purpose, and Lessee will not use nor permit <br />the use of said premises for any illegal purpose. Lessee cove- <br />- nants and agrees to comply with all statutes, rules, orders, <br />regulations and requirements of federal, state, county, and city <br />government regulating the use by Lessee of the premises;. pro- <br />. vided, however, the Lessee shall not be under any obligation to <br />make any improvements or alterations in the premises or to <br />rebuild or reconstruct all or any part of the premises in order <br />so to comply, <br />~. 4.
