The Lessee shall furnish certificates evidencing such insurance to the Lessor within sixty. (EO) days after the execution of this lease. In case Lessee shall fail at any time to insure said risk as is herein provided, and to keep the same insured, the Lessor may at its election insure such insurance and the amount paid therefore by the Lessor, shall be additional rental due from the Lessee to the Lessor at the next monthly rental date after such payment at. interest at the rate of sixteen gercent (16~) per annum from the date of payment until repayment thereof to the Lessor. 9. MATERIAL DAMAGE It•ISURANCE. Lessor, at his expense, ~ha11 maintain insurance against loss to said building by-fire, extended coverage, and vandalism and malicious mischief in an amount not less than 5400,000.00. PROTECTION FROM SUBROGATION. Pleither the Lessee for the Lessor shall be liable to the other for any loss or tamage to property on the leased property or the adjoining roperty or in any manner growing out of or connected with the essee's use and occupancy of the leased property, or the condi- ien thereof, or of the adjoining property, whether or not caused y the negligence or other fault of the Lessee or the Lessor or of their respective agents, employees, licensees, or assigns. This release shall apply only to the extent that said loss or 3amage to property is covered by fire and extended coverage insurance regardless of whether such insurance is payable to or protects the Lessee, Lessor, or hoth. Nothing in this paragraph shall be construed to impose any other or greater liability upon either the Lessee or the Lessor that would have existed in the absence of this paragraph.
