Any alteration, <br />addition, or improvement made by the Lessee and all fixtures <br />installed as a part thereof, excluding, however, movable trade <br />fixtures, shall become the property of the Lessor upon the <br />termination of this lease. <br />5. REPAIRS AND MAINTENANCE. Lessee shall provide <br />cleaning and maintenance services within the demised premises at <br />his own expense. <br />Lessor shall repair the foundation,- Barking lots, <br />sidewalks, roof and structural defects, so as to render the <br />premises usable by Lessee, unless said repair is necessitated by <br />Lessee's negligence. Lessor further agrees to make-all repairs <br />to said premises as to the losses covered by Lessor's fire <br />sxtended coverage, vandalism and malicious mischief insurance <br />?olicy insuring the building on which the demised premises is <br />Located; subject, however, to the right of election hereinafter <br />provided. The Lessor shall maintain and replace any plate-glass <br />vindows in said premises and shall make all major repairs to the <br />?lumbing, and heating and air conditioning units which are not <br />required to be made because of the negligence, carelessness or <br />misconduct on the part of the Lessee, his employees, agents, <br />visitors or licensees. For the purpose of this lease, if the <br />:ost of repair of any of said units to place it in reasonable <br />corking condition exceeds the sum of $200.00, it shall be con- <br />~idered a major repair. <br />All other repairs, maintenance and improvements-shall <br />e made by the Lessee at his cost and expense and shall include <br />11 maintenance for the interior of said building, ordinary <br />lumbing, air conditioning and heating repair, and any repair and <br />aintenance required by the negligence, carelessness, or miscon- <br />uct or fault of the Lessee, his employees, agents, visitors, or <br />licensees. <br />Lessor shall keep the sidewalk and parking iot located <br />the said leased premises free from snow or other objectionable <br />meats. <br />RR~tca.(ieasa~e~. 6.
