82--OQ47yf3 <br />(168) per annum from the date of such payment, may be added to the <br />purchase price of the real estate remaining due and unpaid, and in <br />such case, the monthly installments thereafter paid by the purchaser <br />aursuant to the terms of this contract shall be first applied to the <br />satisfaction of the sums so paid by the vendors on account of any <br />such taxes or assessments. <br />2982 real estate taxes shall be ~ro-rated to September 10, <br />1982, based on the 1981 tax assessment. <br />There is a late penalty of four percent (4~) of the installment <br />due if not paid within 10 days of due date. <br />The opening escrow fee is to be paid by vendors and closing <br />escrow fee of $50.00 is to be paid by purchaser. <br />Purchaser agrees to ?ay the reasonable cost of any attorney <br />fees incurred by vendors if necessary to enforce the terms of this <br />Contract. <br />The ?urchaser further agrees to commit no waste on the premises <br />and to keep the premises in wood repair. <br />The vendors agree to execute a warranty deed to the purchaser <br />and to place such deed in escrow with Cunningham, Blackburn, VonSeggern, <br />Livingston, Francis 5 Ailey as Escrow Agent. <br />The purchaser, in consideration of the execution of this <br />Contract, does hereby assign, transfer, and-set over to the vendors <br />as security for the payment of this Contract, so long as the Contract <br />remains executory and unperformed by the purchaser, all of the rents <br />and revenues derived from any rental of the real estate, and the <br />purchaser, during this time, hereby authorizes the vendors to rent <br />the premises and to collect the rents and apply the rentals to the <br />payment of any obligations or sum due vendors under this Contract. <br />On full performance by the purchaser, this assignment shall be void. <br />It is further agreed by and between the parties hereto that <br />when the purchase price and the interest thereon, together ioith any <br />amounts paid by the vendors for taxes ar assessments, with interest <br />thereon as above provided for, shall have been fully paid by the <br />purchaser, the Escrow Agent will deliver to the purchaser a warranty <br />deed conveying the real estate to her as aforesaid, free and clear <br />of all liens or encumbrances, except as above provided for, subject, <br />however, to any liens ar encumbrances czeated by or arising by reason <br />of any acts of the purchaser. The purchaser on satisfaction of the <br />financial obligations hereunder shall give notice of satisfaction <br />to the Escrow Agent, a copy of which shall be sent to the vendors <br />by certified mail.
