NO <br />PETS ALLOWED ON GOLF COURSE PROPERTY. <br /> <br />8. Alteration of Premises. No sod, earth, sand, gravel or trees shall be removed which may injure the <br />value or appearance of any lot. The Architectural Committee must approve any elevation change of a lot. <br /> <br />9. Vehicles, Rubbish. No worn out or discarded automobiles, machinery or parts thereof shall be <br />stored on Lots Two (2) through Twelve (12), Block One (1) and Lots Two (2) through Eighteen (18), Block <br />Two (2) of Centura Hills East Subdivision and no portion thereof shall be used for automobiles, junk piles or <br />storage of any kind of junk or waste material. No unused building material, junk or rubbish shall be left exposed <br />on any lot except during actual building operations. No campers, trailers, motor or mobile homes, boats, <br />recreational vehicles, or trucks larger than a one (1) ton pickup truck shall be stored on any lot, driveway or on <br />the street in front of or on the side of said lots. No campers, trailers, motor or mobile homes, boats, recreational <br />vehicles or trucks shall be left parked on the streets overnight. Such vehicles may be temporarily parked or <br />stored upon a driveway for no more than fourteen days per year. <br /> <br />10. Vel!etation. The Owner of each Lot shall keep the vegetation and grass thereon cut to a height less <br />than eight inches except for those areas on said lots used by the owner for vegetable or flower gardens and <br />except those areas planted to ornamental shrubs or grasses and trees. Prior to construction, an owner shall mow <br />or cut all weeds and grass on their lot and keep the vegetation to a height less than eight inches. There shall be <br />no cottonwood trees planted. Soil erosion must be controlled using an erosion control mat, straw bales, and/or <br />ground cover. <br /> <br />A lawn shall be planted within a year of final construction and shall be of a turf-type or blue grass. <br />The Architectural Committee shall approve any deviation from what is considered a "normal lawn". <br /> <br />11. Easements and Utilities. Certain easements are established for installation and maintenance of <br />utilities, such easements being clearly marked on the recorded plat of said subdivision. Service lines for <br />individual residences for all public utility services, which are available to a lot from an underground source, <br />shall be kept underground. Exposed television aerials shall not be used, and no television aerial or apparatus <br />shall be visible on the outside of any building; provided however, an owner may be permitted to install a <br />satellite television receiver or a microwave television receiver as long as said receiver is no larger than three feet <br />in diameter. All cable television lines shall be underground where available. No clotheslines shall be visible on <br />the outside of any building. All claims for damages, if any, arising out of the construction, maintenance and <br />repair of utilities or on account of temporary or other inconvenience caused thereby against Centura Hills East <br />Subdivision, or Centura Hills Golf Club, L.L.C. are hereby waived by all of the owners. <br /> <br />12. Sidewalks. All public sidewalks shall be curb sidewalks; and the acceptance of a deed of <br />conveyance by any purchaser or purchaser of any lots or lots shall be and amount to and be construed as consent <br />thereto, and approval of such curb sidewalks as determined by the Village of Cairo. <br /> <br />13. BikelWalkinl! Trail. Development of a bike/walking trail (as desired and designed by the Village <br />of Cairo) will be within the right-of-way of the street. Location of the trail will be limited to the south side of <br />Birdie Boulevard and the north and lor west side of Hillside Drive and will be constructed adjacent to the street. <br /> <br />14. Sil!nal!e. Signs placed on lots shall be no larger than ten (10) square feet and shall be only for <br />purposes of advertising the lot or dwelling for sale or construction by owner or contractor. <br /> <br />15. Buildinl! Codes. All construction and building shall be so performed that it will comply with <br />requirements of the building codes and ordinances of Hall County and the Village of Cairo, Nebraska. <br /> <br />16. Terms of Restrictions. Modifications.
