<br />200900539 <br /> <br />(7.) Upon transfer of title, construction of dwelling must start within two (2) years. Each <br />dwelling will then have one year to be completed. If the same individual or entity purchases <br />multiple lots, the previously mentioned time restrictions will be extended an additional year for <br />each additional lot purchased. In the event the time restrictions previously mentioned are not <br />met, Centura Hills Golf Club, L.L.C. or its successors and assigns shall have the option to a) <br />repurchase the lot for the amount paid for the lot or b) assess a penalty of three (3) per cent per <br />annum of the amount paid for the lot. A written notice to the titleholder of the lot will exercise <br />the option. <br /> <br />B. Garaees and Outbuildines. All dwellings on residential lots must include a garage, which must <br />accommodate at least two (2) cars. All garages must be attached directly or connected thereto by a <br />breezeway or similar structure. All garages and outbuildings shall be of the same quality and material <br />of construction as the outside finish and roof of the residential structure. Outbuildings may not exceed <br />one hundred (100) square feet. No garage or outbuilding shall be constructed of unsightly materials, <br />boxes, or similar lumber. No garage or outbuilding shall be moved into the subdivision and placed <br />upon a residential lot. No metal or plastic storage sheds shall be permitted to be on any of the lot. <br /> <br />3. Exterior Liehtine. No mercury or sodium vapor lights are allowed on any lot. Street lighting by <br />the Village of Cairo shall be exempted from all lighting restrictions. <br /> <br />4. Drainaee. Lot drainage and associated structures to accomplish the desired result will be as <br />directed by the engineer of the Village of Cairo. Drainage easements affecting individual lots are noted on the <br />Centura Hills East Subdivision Plat Map. <br /> <br />s. Architectural Committee and Duties. An Architectural Committee shall be formed by the owners <br />of Lots Two (2) through Twelve (12), Block One (1) and Lots Two (2) through Eighteen (18), Block Two (2) of <br />Centura Hills East Subdivision and shall consist of five (5) members. Four (4) of these members shall be <br />elected by a majority vote of the owners of lots. The remaining member shall be a representative of Centura <br />Hills Golf Club, L.L.C. as appointed by its Board of Directors. Each lot shall be given one vote regardless of <br />the number of owners of the lot. Each Committee member shall serve for a five (5) year term. Upon the <br />expiration of a term or upon the sale or other conveyance of a committee member's lot, a new member shall be <br />elected by majority vote. <br /> <br />The Architectural Committee shall have the responsibility for approving construction and landscaping <br />plans on the lots, and the responsibility for maintaining a uniform quality in construction. In the event the <br />committee fails to approve or disapprove any design and location within thirty (30) days following the <br />submission of the plans and specifications to the Architectural Committee, approval will not be required and this <br />Paragraph will be deemed to have been fully in compliance. Approval by the Architectural Committee shall not <br />relieve the contractor from obtaining a building permit from the proper building department of Hall County or <br />the Village of Cairo. Any additions to or modifications of any existing home requiring a building permit from <br />Hall County or the Village of Cairo shall not be made until the plans and specifications showing the nature of <br />the additions or modification have been submitted to and approved by the Architectural Committee in writing. <br /> <br />6. Setback Requirements. All buildings shall be placed on the lot in accordance with the setback <br />requirements of the Village of Cairo. All such measurements shall be computed from the foundation of the <br />structure to the nearest property line. Driveways may be built within the setbacks if approved by the <br />Architectural Committee. <br /> <br />7. Pets. No barns, chicken houses, house trailers, commercial work or sales shops, or other buildings <br />for the care and housing of fowl, rabbits or livestock shall be placed, maintained or used on any lot, nor shall <br />any fowl, rabbits or animals other than household pets be kept upon any lot, and household pets shall not be <br />kept, fed or maintained for any commercial purpose. Pets such as dogs or cats are permitted, but shall be kept <br />restrained.
