Except as pro- <br />vided to the contrary herein, all spaces, interior partitions, and other fix- <br />tures and improvements within the boundaries of a Unit are a part of the <br />Unit. Except as provided to the contrary herein, if any chute, flue, duet, <br />wire, conduit, bearing wall, bearing column, or any other fixture lies parti- <br />W..nL; within and pPetiRn zy outside the designated boundaries of a Units any <br />portion thereof serving only that Unit is allocated solely to that unit, and <br />any portion thereof serving more than one Unit or any portion of the Common - <br />Elements is a part of the Class "All - Limited Property, the Class "B1!',1- <br />Limited Property, or the Class "C" Property as the case may be. All ser- <br />vices extended to and/or entering the building which are not owned and <br />maintained by the utility entity providing such services shall be the Clasa <br />"A" -- Limited Property, the Class "B" - Limited Property, or:..the Class "C" - <br />Property as the case may be. All utility lines, ducts, pipes, flues, conduits <br />and other forms of extending or conducting services to or from the Units <br />which serve all of the Units within the Property shall, in their entirety, be <br />designated Class "C" Property. All utility lines, ducts, pipes, flues; eon <br />duits and other forms of extending or conducting services to or from the <br />Units within the Property shall, in their entirety, be designated limited- <br />Common Elements appurtenant to the class of Units served, either Class "A!' <br />or Class "B" unless such conduit shall be for the exclusive use and benefit of <br />a single Unit, in which case such conduit shall be included in the exclusive <br />ownership of the Unit so served. Unit <br />also includes a nonexclusive easement for ingress and egress across the <br />Common Elements between the Unit and the nearest public street. <br />Division of Property into Condominium Units. <br />It is anticipated that the Property, including the improvements <br />thereon, will be divided into sixty -one (61) fee simple estates (Condominium <br />Units), fifty -seven (57) Class "A" Units and four (4) Class 'B" Units. Each <br />such estate shall consist of a separately designated Unit and the undivided <br />interest in and to the Common Elements appurtenant to such Unit as set forth <br />on Exhibits "B", "C", and "D". The undivided interests in the Common <br />Elements shall be allocated among the Condominium Units in the Project based <br />on Paragraph 13 (Allocated Interests) herein, allocating the Limited Common <br />Elements to the Class "A" Property and Class "B" Property in the manner <br />stated therein. <br />3.
