04 - 005507 <br />(� 19. Reservation for Access - Maintenance, Repair, and Emergencies. <br />i (A) The Association shall have the irrevocable right to have access to <br />each Unit from time to time during reasonable hours as may be necessary for <br />the installation, maintenance, repair, or replacement of any of the Common <br />Elements_ at anv time for rrnpkinL- - •.. - m _ fh,-_r i _ « nt- <br />prevent damage to the Common Elements or to anotlher Unit, or to exercise its- <br />rights pursuant to Subparagraph (B) of Paragraph 20 (&Wfitenance and <br />Service Responsibility) . Damage to the interior or any part of an Unit due =to <br />a emergency repair, or replacement of any of the Common Elements, or as °:a - <br />result of emergency repairs within another Unit, at the instance of the Asso= <br />ciation shall be a Common Expense of all of the Owners as . their interest <br />appears. No diminution or abatement of Common Expense assessments shall` be <br />claimed or allowed for inconvenience or discomfort arising from the making: of <br />repairs or improvements or from action taken to comply with any law, ordi- <br />nance, or order of a governmental authority or with the Condominium Docu- <br />ments. <br />(B) Notwithstanding the foregoing, if any such damage is the result of <br />the carelessness or negligence of any Owner, then such Owner shall be solely <br />responsible for the costs and expenses of repairing such damage. <br />20. Maintenance and Service Responsibility. <br />(A) Owner: <br />(1) Utilities shrill not be altered, relocated, enlarged, or modified <br />by an Owner without the prior written consent and approval of the Board or <br />its designee, and any such alteration, relocation, enlargement, or modification- <br />made without such consent of the Board shall be at the Owner °s expense, <br />which expense shall include all expenses incurred by the Association in <br />reference thereto. <br />(2) An Owner shall maintain and keep in repair the interior of his <br />Unit, including the fixtures, doors, and utilities located therein to the extent <br />current maintenance and repair shall be necessary in order to maintain the <br />appearance of the Project and to avoid damaging other Units or the Common <br />Elements. All fixtures, equipment, and utilities installed within the Unit, <br />commencing at a point where the Fixtures, equipment, and utilities enter the <br />Unit shall be maintained and kept in repair by the Owner thereof. An Owner <br />shall do no act nor any work that will impair the structural soundness of the <br />improvements or impair the proper functioning of the utilities, heating, air <br />conditioning, if any, or plumbing systems or the - integrity of the Building or <br />other structure, or impair any easement or hereditament. An Owner shall <br />maintain, keep in repair, and keep in a clean, orderly, and sanitary condition <br />the interior and exterior surfaces of the windows, screens, and doors of his <br />Unit Wand shsl dellvor dell -r all to the areas designated by the Association as <br />trash colluntinl; poi+ nts • An Owner o hall always keep <br />the la1ti11tG4 CU1LWW1 <br />Elements designated for use in connection with his/her Unit in a clean, order- <br />ly, attractive, and sanitary condition free of all debris and other obstruc- <br />tions. <br />(3) Notwithstanding any provision herein to the contrary, an <br />Owner shall be solely responsible for any damage anywhere in the Project <br />-15- <br />L <br />W <br />
