The Association shall <br />have the option of repairing or replacing any damage caused by an Owner in <br />the Class "C" Property, Class "A" - Limited Property, or Class "All - Limited <br />Property and all costs and expenses incurred by the Association for the <br />replacement or repair shall be paid by the Owner responsible and shall be an <br />°-s- -.-- nt on hisJher Unit. --- tl1e °v ° --t ,- -su covers any portion of <br />the expenses or costs, the Owner shall be responsible for the balance. <br />(B) Association. <br />(1) The Association shall have the duty of maintaining and repair <br />ing all of the Common Elements, subject to the provisions in Subparagraph <br />(A) immediately above, and Association property, and the cost of such main- <br />tenance and repair of the Class "C" Property shall be a Common Expense of <br />all of the Owners. The maintenance, repairs, and alterations -of Class °A"-= <br />Limited Property shall be the responsibility of the Association, and -shall be at <br />the expense of the Class "A" Unit Owners. The maintenance, repairs and <br />alterations of Class "B "- Limited Property shall be the responsibility of the <br />Association, and shall be at the expense of the Class "B" Unit Owners. The <br />Board shall not need the prior approval of the Association to cause such <br />maintenance or repairs to be accomplished, notwithstanding the cost thereof;. <br />provided, however, there shall be no additions, alterations, or improvements <br />(including, but not limited to, the addition of recreational facilities and <br />security measures or facilities) of or to the Class "C" Property requiring an <br />expenditure in excess of Two Thoixsar ' Five Hundred and no /100 Dollars <br />($2,500.00) per expenditure nor % .;xcess of Ten Thousand and no/100 <br />Dollars ($10,000.00) in t:,e aggregate in any one calendar year without the <br />prior approval of Owners representing a majority of the Units unless said <br />alteration or improvement was included in the adopted annual budget. The <br />members of the Association shall have the right to change these amounts by <br />adoption of a resolution without amending this Declaration. <br />(2) The Association shall provide to the Owners the following <br />services which shall be paid for out of the Common Expense assessment, to <br />wit: <br />(a) except as otherwise pe ifica y p rovided i_- , exteitoi <br />painting, finishing, and other exterior maintenance and repairs <br />of the Building and other improvements situated within the <br />Common Elements (excluding washing windows and cleaning <br />screens for Units) ; <br />(b) administration and management of the Project, including with- <br />out limiting the generality of the foregoing, the following: <br />(1) enforcement of the covenants, conditions, and restrictions <br />Set forth in the Condominium Documents, together with <br />411fVrVGllle2lt Of 411 obiigati-ons owed to the Assoc "Val by <br />the Owners, <br />(2) performing all other acts required of the Association by <br />the Condominium Documents; <br />-16- <br />[_J <br />0 <br />
