<br />or the Class "B"- Limited Property, said easement is appurtenant to and shall 
<br />run with Class "B" Unit 201 and shall burden all other Owners of the Pro- 
<br />perty, their successors and assigns; provided, however, that the costs of 
<br />maintenance of said equipment and devices so located and /or any cost of 
<br />maintenance or repair to any other property in the Project required as a 
<br />result of the Installation anll or maintenance of such eq,upment ai i3 i -' ue the - _ 
<br />sole responsibility of the owner of this easement. 
<br />15. Mechanic's Lien Rights and Indemnification. 
<br />No labor performed or materials furnished and incorporated in a 
<br />Unit with the consent of or at the request of the Owner thereof or his agent., 
<br />contractor, or subcontractor, shall be the basis for the .filing of -a lien 
<br />against all or any portion of the Condominium Unit of any other- Owner not_- 
<br />expressly consenting to or requesting the same. Each Owner shall indemnify; 
<br />and hold harmless all of the Owners from and against all liability arising' from' 
<br />the claim of any construction performed, or for labor, materials, service, or- 
<br />products incorporated in the Owner's Unit at such Owner's express or: implied 
<br />request. 
<br />16. Nuisances and Lawful Use. 
<br />(A) No nuisances shall be allowed or permitted upon the Project, or any 
<br />property in which the Association owns n interest, nor shall any use or 
<br />practice which is the source of annoy  rn -_ to resicicnts or which interferes 
<br />with the peaceful possession and prop. r use of the Project (or any property 
<br />In which the Association owns an interest) by the residents thereof be suf- 
<br />fered or permitted. All parts of the Project shall be kept in a clean, attrac- 
<br />tive, and sanitary condition, and no rubbish, refuse, or garbage shall be 
<br />allowed to accumulate, nor any fire hazard suffered or permitted to exist. 
<br />(B) No immoral, improper, offensive or unlawful use shall be made of 
<br />the Project or any property in which the Association owns an interest, or any 
<br />part thereof, and all valid laws, zoning and other ordinances, and regulations 
<br />of all governmental bodies having jurisdiction over the Project shall be 
<br />observed. The responsibty of meeting the requirements of governmental 
<br />bodies for maintenance, modification, or repair of the Property shall be the 
<br />came as the rernon-sibi:ity_ for the maintenance and repair of the nroperto. 
<br />concerned. 
<br />17. Administration and Management. 
<br />(A) The administration of the Project shall be governed by this Declara- 
<br />tion, the Articles, Bylaws, Rules and Regulations, as they may be lawfully 
<br />amended from time to time (collectively sometimes hereinafter referred to as 
<br />the "Condominium Documents ") and decisions and resolutions of the Associ- 
<br />ation or the Board. The Association shall possess all of the powers enumer- 
<br />ated in the Nebraska uniform Condominium Act and those necessary to 
<br />govern, manage, maintain, repair, administer, and regulate the Project and to 
<br />perform all of the duties required of it, including without limiting the gen- 
<br />erality of the foregoing, the authority to grant, by and through the Board, 
<br />utility (including but not limited to electricity, gas, water, telephone, cable 
<br />television and sewer) service easements in, over, and under the Common
