This lease is subject to the rights of KMMJ, who currently has art option upon the premises for purposes of instal,ling and maintaining antenna equipment. The effect of such option upon the lease is outlined in a letter dated July 8, 1980, signed by Willard L. Morton, station manager, a copy of which is attached hereto, marked Exhibit A, and made a part hereof by reference, the contents of which both Lessor and Lessee agree to be bound by; 8. The term of this lease and Lessee's possession of the premises shall commence on the first of the month following approval of the Federal Department of Environmental Control. In the event such approval is not, obtained within a period of 90 days of and from the date this lease is signed, then this lease agreement shall be null and void and of no force and effect.
