All larger debris authorized to be disposed of on these premises shall either be delivered to the premises by a commercial hauler and placed under supervision of Lessee or left at the compactor site for hauling and placing by Lessee or under Lessee's direct supervision. The premises shall not be directly used by non-commercial haulers, such as private automobiles, pick up trucks, tOhed \.]agons, trailers or the like; 2. Lessee shall initially divide the premises into separate designated sections and utilize the premises one section at a time. Lessee shall on a daily basis cover bales in place with six to eight inches of dirt. As each section is completed it shall be covered by a minimum of two feet of soil, leveled to grade and planted back to grass. Lessor shall have pasture rights on any portion of the premises not yet utilized as well as any portion used and planted back to grass, and Lessee shall keep each active section fenced off from the remainder of the premises, both yet unused and that used and reclaimed; provided, Lessor shall yield to Lessee, upon Lessee in its mvn judgment deeming it necessary, a new section and access thereto for use and development as disposal area. Lessee further agrees to keep the entire premises mowed and maintained from noxious weeds during the term of the lease; 3. Lessee shall have the right to drill a well upon the premises at a location Lessee determines best and for this purpose may core drill. Lessor may utilize the well water in excess of Lessee's needs. The \VeIL, upon the expiration of the twenty year term, shall become Lessor's property; 4. Lessor shall prov1de Lessee with right of way of ingress and egress in the event the land does not border upon a county road or public right of way; 5.
