All larger debris <br />authorized to be disposed of on <br />these premises shall either be <br />delivered to the premises by a <br />commercial hauler and placed under <br />supervision of Lessee or left at <br />the compactor site for hauling <br />and placing by Lessee or under <br />Lessee's direct supervision. The <br />premises shall not be directly used <br />by non-commercial haulers, such as <br />private automobiles, pick up trucks, <br />tOhed \.]agons, trailers or the like; <br /> <br />2. <br /> <br />Lessee shall initially divide the <br />premises into separate designated <br />sections and utilize the premises <br />one section at a time. Lessee <br />shall on a daily basis cover bales <br />in place with six to eight inches <br />of dirt. As each section is completed <br />it shall be covered by a minimum of <br />two feet of soil, leveled to grade <br />and planted back to grass. Lessor <br />shall have pasture rights on any <br />portion of the premises not yet <br />utilized as well as any portion <br />used and planted back to grass, and <br />Lessee shall keep each active section <br />fenced off from the remainder of the <br />premises, both yet unused and that <br />used and reclaimed; provided, Lessor <br />shall yield to Lessee, upon Lessee <br />in its mvn judgment deeming it <br />necessary, a new section and access <br />thereto for use and development as <br />disposal area. Lessee further agrees <br />to keep the entire premises mowed and <br />maintained from noxious weeds during <br />the term of the lease; <br /> <br />3. <br /> <br />Lessee shall have the right to drill <br />a well upon the premises at a location <br />Lessee determines best and for this <br />purpose may core drill. Lessor may <br />utilize the well water in excess of <br />Lessee's needs. The \VeIL, upon the <br />expiration of the twenty year term, <br />shall become Lessor's property; <br /> <br />4. <br /> <br />Lessor shall prov1de Lessee with right <br />of way of ingress and egress in the <br />event the land does not border upon a <br />county road or public right of way; <br /> <br />5. <br /> <br />Operations conducted upon the premises <br />by Lessee shall meet all state and <br />federal regulations. Operation must <br />be approved by Federal Department of <br />Environmental Control; <br /> <br />
