Association: <br /> <br />1. The Association shall have the duty of maintaining and repairing all of the <br />Common Elements and the Limited Common Elements, subject to the <br />provisions in subsection (a) immediately above, and Association property. <br />Except as set forth in subsection (a) above, the cost of maintenance and repair <br />of the Common Elements and Limited Common Elements shall be an <br />expense of all of the Unit Owners. The Board shall not need the prior <br />approval of the Unit Owners to cause such maintenance, repairs, additions, <br />alterations or improvements to be accomplished, notwithstanding the costs <br />thereof; provided, however, there shall be no additions or improvements of or <br />to the Common Elements or Limited Common Elements requiring an <br />expenditure in excess of Two Thousand and No/I 00 Dollars ($2,000.00) per <br />expenditure nor in excess of Five Thousand and No/I 00 Dollars ($5,000.00) <br />in the aggregate in anyone calendar year without the prior approval of Unit <br />Owners unless said addition or improvement was included in the adopted <br />annual budget. The Members of the Association shall have the right to <br />change these amounts by adoption of a resolution without amending this <br />Declaration. <br /> <br />11. The Association shall provide to the Unit Owners the following services, <br />which shall be paid for out of the expense Assessment, to wit: <br /> <br />1. administration and management of the Condominium, including <br />without limiting the generality of the foregoing, the following: <br /> <br />a. enforcement ofthe covenants, conditions, and restrictions set <br />forth in the Condominium Documents, together with <br />enforcement of all obligations owed to the Association by the <br />Unit Owners, and <br /> <br />b. performing all other acts required of the Association by the <br />Condominium Documents; <br /> <br />2. except as otherwise provided herein, inspection, maintenance, <br />replacement, and repair of the Common Elements and Limited <br />Common Elements; <br /> <br />3. utility services for those utilities not separately metered for the Units; <br />and <br /> <br />4. except as otherwise provided herein, inspection, maintenance, <br />replacement, and repair of all utility lines and facilities lying within <br /> <br />-9- <br />
