Each Unit Owner shall become a member of the Association upon conveyance to it <br />of its interest in a Unit and shall remain a Member for a period of its ownership. <br /> <br />d. For the purposes of the Condominium Documents, the term "Board" and "Board of <br />Directors" shall refer to and be the same as the term "Executive Board" which may <br />be found in the Act. <br /> <br />e. The Board shall adopt a budget for the Condominium and within thirty (30) days of <br />the adoption of the budget, the Board shall provide a summary of the budget to all <br />Unit Owners and shall set a date for a meeting of the Unit Owners to consider <br />ratification of the budget not less than fourteen (14) nor more than thirty (30) days <br />after mailing of the summary. Unless at that meeting Unit Owners owning at least <br />fifty percent (50%) ofthe Allocated Interests reject the budget, the budget shall be <br />deemed ratified, whether or not a quorum is present. No further ratification of the <br />budget by the Unit Owners shall be required relating thereto. In the event the <br />proposed budget is rejected, the periodic budget last ratified by the Unit Owners shall <br />be continued until such time as the Unit Owners ratify a subsequent budget proposed <br />by the Board. <br /> <br />19. Maintenance and Service Responsibility. <br /> <br />a. Unit Owner: <br /> <br />1. Any alteration, relocation, enlargement, or modification of utilities within a <br />Unit shall be at the Unit Owner's expense, which expenses shall include all <br />expenses incurred by the Association in reference thereto. Utilities shall not <br />be altered, relocated, enlarged, or modified by a Unit Owner without the prior <br />written consent and approval of the Board or its designee, which consent and <br />approval shall not be unreasonably withheld. <br /> <br />11. Each Unit Owner shall be responsible for maintenance, repair and <br />replacement of its Unit unless otherwise provided in this Declaration <br />including, but not limited to, any interior walls, fixtures and equipment, <br />lighting, heating and air conditioning unit, and those parts of the plumbing <br />system which are wholly contained within the Unit. <br /> <br />111. Notwithstanding any provision herein to the contrary, a Unit Owner shall be <br />solely responsible for any damage anywhere in the Condominium caused by <br />such Unit Owner's actions, intentional or negligent, or the actions of such <br />Unit Owner's tenants, agents, employees, or invitees. The Association shall <br />have the option of repairing or replacing any damage caused by a Unit Owner <br />in the Common Elements and all costs and expenses incurred by the <br />Association for the replacement or repair and therefore shall be treated as an <br />assessment on such Unit Owner's Unit and payment therefore shall be <br />enforced and collected in the same manner as all other assessments provided <br /> <br />-8- <br />
