<br />IX. <br /> <br />200804872 <br /> <br />LANDLORDS' RIGHTS: The Landlords shall have the following rights <br />exercisable without notice and without liability to the Tenant for damage or injury to <br />persons, property or business, and without effecting any eviction or disturbance of <br />the Tenant's use and possession of the property or giving rise to any claim for set-off <br />or abatement of rent: <br /> <br />To enter and inspect the property, by which the Landlords shall not <br />unreasonably interfere with the use and occupancy of the Tenant at any time <br />or times, and to make, at the expense of the Landlords, repairs, improvements, <br />alterations, and additions, structural or otherwise, in or to the property. <br />Further, it shall have the right to have architects and engineers survey and <br />inspect the property, provided that Tenant shall have prior notice of such <br />surveys. <br /> <br />X. <br /> <br />INSPECTION: The Tenant has leased the property after an inspection thereof <br />and, except as herein expressly set forth, without any representations on the part of <br />the-Landlords. <br /> <br />XI. <br /> <br />TERMINATION: At the termination of this Agreement by lapse of time or <br />otherwise the Tenant shall: <br /> <br />A. Return to the Landlords all keys to the property. <br /> <br />B. Immediately deliver possession of the property to the Landlords in as <br />good a condition as at the commencement of the term of this <br />Agreement, ordinary wear, loss by fire or inevitable accidents, and <br />alterations made with the written consent of the Landlords excepted. <br /> <br />C. Leave undisturbed on the property all partitions, additions, <br />improvements, and non-trade fixtures whether installed by the Landlords <br />or the Tenant, which partitions, additions, improvements and non-trade <br />fixtures shall become and remain the property of the Landlords, without <br />compensation, allowance or credit to the Tenant; provided, that at the <br />termination of this Agreement, the Tenant may remove from the <br />property trade fixtures, furniture, and equipment belonging to the <br />Tenant; and provided further that the Tenant shall reimburse the <br />Landlords for any physical damage to the property arising by reason of <br /> <br />4 <br /> <br />""- <br />
