200804872 after termination shall not constitute or be construed to be a renewal of this Agreement nor a waiver of the Landlords' right to re-enter the property or any other rights under this Agreement. H. Replace as necessary, at Tenant's cost, all exterior and interior lighting, incandescent or fluorescent. Nothing contained herein shall be construed, nor shall Tenant represent that Landlords and Tenant are engaged in any partnership, joint venture or other relationship than Landlords~ Tenant. VII. RESTRICTIONS ON TENANT: During the term of this Agreement the Tenant shall not: A. Make or permit any use of the property which, directly or indirectly, is forbidden or in conflict with the laws of the State of Nebraska, the Ordinances of the County of Hall, governmental or municipal regulations, or insurance policies covering the property. B. Paint, decorate, mark, cut or in any way deface any part of the property without the written consent of the Landlords, other than normal maintenance and interior design. C. Make improvements, alterations or additions in or to the property without submitting to the Landlords plans and specifications for such improvements, alterations or additions and without in each instance securing the Landlords' written consent therefor. The Tenant shall promptly pay all costs of such improvements, alterations or additions, and of all decorating required by reason thereof and shall provide to the Landlords evidence of such payment, including waivers of all liens for labor and materials, and shall hold the Landlords harmless from all costs, liens, expenses, and damages related thereto. VIII. CONSENT: Wherever the consent or approval of the Landlords is required by the provisions of this Agreement, such consent or approval shall not be unreasonably withheld. 3 --" ._.,~
