VoluntAaNY Cure of Defaults b Mort a ee. <br />Mortgagee may (but s a not a require to ma a an <br />necessary to remove or extinguish any prior or Outstanding <br />title, lien, or encumbrance on the Mortgaged Property hereby <br />conveyed, and may pay any unpaid taxes or assessments charged <br />against P P e y, and may insure said property if default <br />be made in the covenant to insure; any sums so paid shall become <br />a lien upon the Mortgaged Property and be secured by this Second <br />Mortgage and Security Agreement, and may be recovered, with <br />interest at the highest rate then permitted by law, in any suit <br />for the foreclosure of this Second Mortgage and Security <br />Agreement. <br />Section 17. Negative Covenants. Mortgagor, without first <br />obtaining the written consent oMortgagee thereto, shall not <br />a. Assign the rents, or any part thereof, from the <br />Mortgaged Property; <br />b. Consent to the cancellation or surrender of any <br />lease of the Mortgaged Property, or any part thereof, now <br />existing or hereafter to be made, having an unexpired term <br />of one year or more; <br />C. Modify any such lease so as to shorten the <br />unexpired term thereof, or so as to decrease the amount of <br />the rent payable thereunder; or <br />d• Collect rent from the Mortgaged Property for more <br />than one month in advance. <br />Section 18. Condemnation Proceeds. All awards of damages <br />by reason of condemn at on or pu is use of all or an <br />of the Mortgaged Property are hereby assigned and shal plbetpaid <br />to Mortgagee, which may, at its sole discretion, apply all or <br />any portion of such award on account of the sum or sums hereby <br />secured, or permit Mortgagor to receive and use it. <br />Section 19.
