<br />Agreement, the Mortgagor hereby assigns to Mortgagee, its suc-
<br />cessors and assigns, all of the rents, profits, revenues,
<br />royalties, bonuses, rights, and benefits accruing under any and
<br />all oil, gas, or mineral leases now on said property or which
<br />may hereafter be placed thereon, and the lessee, assignee, or
<br />sublessee is hereby directed, upon production of this Mortgage
<br />and Security Agreement, or a certified copy thereof, to pay the
<br />said rents, profits, revenues, royalties, bonuses, rights, and
<br />benefits to Mortgagee, its successors and assigns; this provi-
<br />sion shall terminate and become void upon the release of this
<br />Mortgage and Security Agreement. The provisions of this
<br />Section shall not be construed as a reservation by Mortgagor,
<br />nor as a grant or consent by Mortgagee, of a right to make such
<br />oil and gas leases.
<br />Section 14. Insurance. Mortgagor agrees, until the debt
<br />secured hereby isIu y paid, to provide, maintain, and deliver
<br />to Mortgagee certificate(s) of fire, tornado, windstorm, and
<br />extended coverage insurance of companies, in form and amounts
<br />satisfactory to Mortgagee, upon the buildings and improvements
<br />now or hereafter situate on the Mortgaged Property and to
<br />deliver to Mortgagee certificates of all insurance policies of
<br />any kind or in any amount now or hereafter issued upon the
<br />Mortgaged Property.
<br />Section 15. Maintenance Repair, and Restoration.
<br />Mortgagor agrees to repair, restore, or rebuild promptly any
<br />building or improvement now or hereafter on the Mortgaged
<br />Property which may become damaged or be destroyed; to keep the
<br />Mortgaged Property in good condition and repair without waste;
<br />to complete, within a reasonable time, any building or buildings
<br />now or at any time in process of erection upon the Mortgaged
<br />Property; to comply with all requirements of law or municipal
<br />ordinances with respect to the Mortgaged Property and the use
<br />thereof; to make no material alteration in the Mortgaged
<br />Property except as required by law or municipal ordinance, or
<br />authorized by Mortgagee; not to suffer any lien of mechanics or
<br />materialmen, or any other lien or claim for lien, not expressly
<br />subordinated to the lien hereof to attach to the Mortgaged
<br />Property; to pay, when due, any indebtedness which may be
<br />secured by a lien or charge on the Mortgaged Property superior
<br />to the lien hereof, and on request to exhibit to Mortgagee
<br />satisfactory evidence of the discharge of such prior lien or
<br />claim. Mortgagee shall have the right to inspect the Mortgaged
<br />Property at all reasonable times, and access thereto shall be
<br />permitted for that purpose.
