86-- 103283 <br />The easement shall be utilized in the least disruptive manner <br />with respect to the then uses of Lots 1 and 2 and the improve- <br />ments thereon and such Improvements shall promptly be restored to <br />their original condition at no cost to the owners and Tenants of <br />Lots land 2. <br />Section_ 12.11. An exclusive irrevocable license so long as <br />needed. over and on the public right -of -way on Locust Street for <br />the benefit of and appurtenant to Lot 2 to connect, operate, <br />repair and replace a garage door and garage door opening devices <br />to that portion of the Parking Garage located on Lot 2 as pro- <br />vided in the Construction Documents. Such connection shall be <br />undertaken, to the extent reasonably practicable, in the least <br />disruptive manner with respect to the public right -of -way; pro- <br />vided that such installation, maintenance and /or replacement <br />shall be undertaken, to the extent reasonably practicable, in the <br />least disruptive manner with respect to the then uses of the <br />public right -of -way at no cost to the Landlord. <br />Section 12.12. A non - exclusive easement so long as needed <br />for the benefit of and appurtenant to Lot 2 for ingress, egress <br />and access through the pedestrian circulation elements on Lots 1 <br />and 3 and the vehicle circulation elements on Lots 3 including <br />without limitation all interior and exterior pedestrian walkways, <br />stairways, doors and wall openings, said easement to be for use <br />twenty -four hours a day, seven days a week, or during such <br />reduced hours as are mutually established from time to time by <br />the respective owners and Tenants of Lots 1, 2 and 3, subject to <br />-32- <br />L.. <br />u <br />1 <br />
