86- <br />exclusively used as a stairway for the benefit of Lot 3 and the <br />Improvements thereon and shall be utilized as such so long as the <br />Parking Garage Improvements on Lot 3 reasonably require s ame. <br />Section 4.1.4. That portion of Lot 1 designated as the <br />Transformer Pad as shown on the Construction Documents is hereby <br />dedicated for, shall be established as, and shall be maintained <br />J, <br />and exclusively used as a Transformer Pad (including housing <br />utility connections and distribution equipment) for so long as <br />the City of Grand Island reasonably requires same. <br />Section 4.1.5. That portion of Lot 1 and the public alley <br />abutting Lot I designated and presently used as the well and <br />waterline as located on the Construction Documents as already <br />built shall be maintained and non-exclusively used as a well and <br />waterline (including waterline connections and distribution <br />equipment) by and for the benefit of The Yancey Condominum <br />Project which is more particularly described on Exhibit "B" The <br />Yancey") and the Improvements thereon so long as the Improvements <br />on The Yancey reasonably require same. <br />Section 4.1.6. For fifteen years, the Tenant of Lot 2 shall <br />first offer for lease on a priority basis or make available on a <br />priority basis any parking space located on Lot 2 to any "Quali- <br />fied Person" prior to leasing or making available to any non- <br />Qualified Person the parking space located on Lot 2.
