. 11� <br />All property of every kind acquired by the Mortgagor <br />after the date hereof which, by the terms hereof, is <br />required or intended to be subjected to the lien of <br />this Mortgage shall, immediately upon the acquisition <br />thereof by the Mortgagor, and without any further <br />mortgage, conveyance, assignment or transfer, become <br />subject to the lien of this Mortgage, subject, however, <br />to the provisions of the Lease. The Mortgagor will do, <br />execute, acknowledge and deliver all and every such <br />further acts, convgyances, mortgages, and assurances as <br />the Mortgagee shall reasonably recpiire for <br />accomplishing the purposes of this Mortgage. If any <br />action or proceeding shall be instituted to evict the <br />Mortgagor or recover possession of the Property or for <br />the foreclosure of any other mortgage or for any other <br />purpose affecting the Lease or this Mortgage, the <br />Mortgagor will immediately, upon service thereof, on or <br />by the Mortgagor, deliver to the Mortgagee a true copy <br />of each precept, petition, summons, complaint, notice <br />of motion, order to show cause, and all other process, <br />pleadings and papers however designated, served in such <br />action or proceeding and in any such action or <br />proceeding. <br />52.10. Condemnation. In the event that the Lease <br />shall be terminated in whole or in part as a result of <br />any condemnation proceeding (a "Condemnation <br />Proceeding "), in addition to the amount which the <br />Mortgagee shall be entitled to receive as the Mortgagee <br />of the leasehold mortgage if provided in the Lease, the <br />Mortgagee shall be entitled to and shall receive the <br />total of all awards made or allowed to the Mortgagor, <br />as Lessee under the Lease, with respect to all right, <br />title and interest of the Mortgagor in and to the <br />Property or the portion or portions thereof taken or <br />affected by such Condemnation Proceeding (herein called <br />the "Mortgagor's Award "); provided, however, that to <br />the extent that the Mortgagor's Award so received by <br />the Mortgagee shall exceed the amount required to <br />satisfy in full the then total of the Secured Debt <br />secured hereby, the Mortgagee shall pay over to the <br />Mortgagor the amount of such excess and provided, <br />further, that until the actual vesting of title in such <br />Condemnation Proceeding the obligations of the <br />Mortgagor to perform the terms, covenants and <br />conditions of the Lease and of this Mortgage shall <br />continue unimpaired. In the event of a taking of a <br />portion of the Property in any such Condemnation <br />Proceeding which taking shall not result in a <br />termination of the Lease pursuant to its terms, the <br />W <br />
