<br />obstruct or place any obstructions in any gutters, streets or sidewalks, or disturb any drainage facilities or
<br />improvements provided by Declarant. No statues, fountains or other decorative items (other than
<br />landscaping) shall be permitted in the front yard of any Lot without written consent from the ACC.
<br />
<br />ill Vehicles. No commercial~type vehicles, unlicensed vehicles or trucks shall be parked on the Property
<br />except while engaged in transport. For the pmposes of this covenant, a one~ton or smaller vehicle, commonly known as
<br />a pickup truck, shall not be deemed to be a commercial vehicle or truck. Recreational vehicles, including but not
<br />limited to campers, boats, snowmobiles, all~terrain vehicles and motor homes, shall not be parked on or about any Lot
<br />or on the street in front of such Lot except while engaged in transport or loading for immediate use. However, any
<br />campers, boats, snowmobiles, all-terrain vehicles and motor homes that can be and are stored completely within
<br />garages and are not used for living pmposes will not be a violation of this section. Large trucks (in excess of one ton)
<br />such as straight, semi, cement, step vans, farm equipment and similar vehicles shall not be operated or parked
<br />anywhere on the Property. No mopeds, minibikes, motor scooters, go~carts, dirt bikes, alI~terrain vehicles or
<br />snowmobiles may be operated anywhere on the Property. No vehicles shall be driven or parked on any unpaved
<br />surfaces within the Property. Parking space for such vehicles will be provided within the subdivision.
<br />
<br />(g) Utilities. No Owner shall drill a well for the pmpose of extracting water from the ground or construct a
<br />septic or sewage disposal system on any Lot. Declarant or its assigns will instaIl or cause to be instalIed, water
<br />distribution and sewer collection lines to a point proximate to the property line of each Lot or in the streets adjacent
<br />thereto, and connection by each Owner to such facilities shall be mandatory.
<br />
<br />(a) Parkin!! of Vehicles. No Owner shall park in the area in the front of his Lot more vehicles than there are
<br />licensed drivers living at the Lot, but not to exceed four vehicles, except while engaged in transport. Such vehicles
<br />shall have current license plates and valid registration, be operable, and not leaking fluids. Loud exhausts and flat tires of
<br />such vehicles must be repaired immediately. All parking spaces shall have a concrete surface. All open off-street
<br />parking areas shall be a minimum of 20 feet in length and 10 feet in width. Parking of vehicles on the streets of the
<br />Property is permitted except where specifically posted to the contrary.

<br />ill Vehicle Repairs. Minor repairing of vehicles, such as changing tires, spark plugs, or fan belts that require the
<br />vehicle to be inoperable for a period of three (3) hours or less is allowed on Lot driveways. Vehicles shall, however, not
<br />be left on ramps or blocks and no major repairs shall be allowed.
<br />
<br />ill One Home Per Lot. Only one modular home is allowed per Lot to be used by one family only.
<br />
<br />(k) Home Locations and Construction. The following restrictions regarding modular home locations shall
<br />apply: (i) no modular home, outbuilding or garage shall be nearer the front Lot line than the setback requirements set
<br />forth in the applicable plat of COPPER CREEK ESTATES; (ii) no outbuilding or garage shall be nearer than 10 feet of
<br />the rear Lot line; and (iii) no outbuilding or garage shall be nearer than 5 feet from each side Lot line. All modular
<br />homes to be placed on any Lot shall be new unless the ACC shall otherwise agree in writing. Notwithstanding
<br />anything contained in this Declaration to the contrary, all modular homes located on Lots shall comply in all respects
<br />with the City of Grand Island Zoning Ordinances and Building Codes. In performing any construction on any Lot,
<br />Owners are responsible for locating all utility lines and easements including, without limitation, water, sewer, gas,
<br />electric, telephone and cable television. No construction shall be performed without consent of the utility companies
<br />involved, and any Owner performing work will be responsible for any damage to utility lines.
<br />
<br />(1) Cable Television. If cable television cable is installed to any home, it shall be installed only through the
<br />floor of the home. Entry of cable lines through any window or door opening is prohibited.
<br />
<br />(m) No Tanks. No elevated tanks of any kind (oil, gas, water, etc.) shall be constructed on any Lot.
<br />(n)
<br />(0) Ancilhuy Structures. Outbuildings, and storage areas shall be adequately screened by planting or construction,
<br />and shall be subject to approval of the ACe. Except when placed at curbside for pick-up, garbage cans shall be stored
<br />in the Owner's garage or enclosed storage area. No structure (including any home) shall be erected, altered, placed, or
<br />permitted on any Lot which exceeds 17 feet in height from the highest fmished grade line immediately adjoining the
<br />foundation or structure.
