<br />(F) The home occupation shall clearly be incidental and secondary to the use of the
<br />dwelling unit for dwelling purposes. The home occupation activities, which include,
<br />without limitation, customer visits and deliveries, shall not change the character of the
<br />dwelling or of the neighborhood by excessive noise, lights, traffic, or other disturbances, as
<br />determined by the ACC in its discretion.
<br />
<br />(Q} Maintenance: Landscaping. Maintenance, upkeep and repairs of any built home or other
<br />improvements on each Lot shall be the sole responsibility of the Owner thereof. Such home and other improvements
<br />shall be kept and maintained in a clean and first class condition and state of repair. All landscaping, steps and
<br />porches shall be aesthetically pleasing and reasonably consistent with the landscaping of the surrounding Lots. Weather
<br />permitting, all Lots shall be reasonably landscaped as soon as possible after a residence is installed on the Lot, but in no
<br />event more than seven months after such residence is installed. All landscaping shall be in accordance with any
<br />requirements of the ACC and shall be subject to the approval of the ACC. All such landscaping shall be fertilized,
<br />watered and trimmed so as to maintain a frrst class, healthy and attractive appearance. Shrubs, trees or similar items
<br />shall be erected or maintained in a manner that will not obstruct traffic vision. Plantings (excepting grass) and
<br />decorative items shall not be placed within five feet of the curb or any adjacent home or related improvements. Lawns
<br />shall be mowed, fertilized, watered and edged to maintain a first class, healthy and attractive appearance. All grass and
<br />weeds shall be cleaned out of cracks in sidewalks, patios and driveways. All water and sewer lines, pipes, equipment and
<br />connections installed within and servicing any Lot shall be maintained and kept in repair by the Lot Owner. All gas
<br />and electric pipes, conduits, equipment and connections installed within and servicing any Lot shall be maintained and
<br />kept in repair by the Lot Owner commencing at the point where the gas and electric pipes, conduits, equipment and
<br />connections are connected to the metering device for the Lot installed by the respective gas or electric company.

<br />{{} Easements: Fences. An Owner shall do no act or any work that will impair any easement or hereditament,
<br />nor will any Owner allow any condition to exist which will adversely affect other Lots or Owners. No Owner shall
<br />construct a fence on his Lot without the prior written approval of the ACC, and no fence shall be approved by the
<br />ACC unless such fence has a gate or other reasonable means of ingress and egress for utility companies to install,
<br />maintain, repair, and replace utilities (including, but not limited to, electricity, gas, water, sewer, cable, and telephone)
<br />servicing the Owner's Lot and/or other Lots or the Owners. Once any fence has been erected, the Owner shall maintain
<br />the same in good condition and repair and in a condition which allows such reasonable means of ingress and egress.
<br />
<br />@ Garbage. Declarant and Association reserve the right to provide or subcontract for garbage pickup. In the
<br />event Declarant or the Association provide or subcontract for garbage pick-up, each owner agrees to contract with the
<br />Declarant, Association or its designated subcontractor for his or her own garbage pick-up. Each garbage must be
<br />picked up a minimum of once per week at the Owner's expense. All refuse, papers and garbage bags shall be stored in
<br />proper refuse containers between garbage pick-up days. If refuse containers are provided by the contractor providing
<br />refuse collection, such containers shall be the only ones used for refuse disposal. Garbage shall be placed at curbside no
<br />sooner than the evening prior to the designated pick-up day. Newspapers or magazines that are not in containers shall
<br />be tied with twine. Garbage containers shall be kept in a place on the Lot that is not visible from the street. Except as
<br />specifically provided herein, refuse piles or other unsightly objects or materials shall not be placed upon the Property.
<br />All receptacles or other equipment for the storage or disposal of refuse materials shall be kept in a clean and sanitary
<br />condition. No Lot, easement or open space shall be used or maintained as a dumping ground for rubbish. Trash,
<br />garbage, grass clippings and other waste shall be disposed of in a sanitary manner and shall not be burned in
<br />incinerators, barbecues, barbecue pits or otherwise.
<br />
<br />UD Lot Condition. No outside storage is permitted on or around any Lot except for garbage
<br />containers, recycling bins, barbecue grills and permanent lawn furniture such as wooden picnic tables and
<br />chairs. All furniture kept outdoors shall be maintained in good repair and condition. All tools, lawnmowers,
<br />toys, bicycles, tricycles, brooms, shovels, ladders and similar items shall be kept in the garage or other inside
<br />storage area. All Lots shall be kept neat and free of litter. Hoses shall be kept on hose reels or hangers
<br />attached to the borne or garage, or rolled and stored in an inconspicuous place on the Lot, or inside the garage
<br />or other interior storage area. Hoses shall be shut off and stored inside for the winter. Lots and all
<br />improvements thereon shall be maintained in a first class, clean, neat and attractive condition. No Owner will
