<br />200705493 <br /> <br />Directors of the Corporation shall have the exclusive right to disapprove the plans, ifin the <br />opinion of the Directors or an Architectural Committee of the Board, the plans do not conform to <br />the general standard of development in the Properties. <br /> <br />5. GARAGES. No garage, whether attached to the main residential structure of <br />detached, shall open from the front entrance side of the main residential structure, and this <br />provision shall apply to inside lots and comer lots. For purposes of these Amended and <br />Restated Restrictive Covenants, Restrictions and Conditions, a garage which opens at no more <br />than a 450 angle to the street on the front entrance side ofthe main residential structure shall be <br />deemed not to open from the entrance side of the main residential structure. Any detached <br />garage or any other out building shall be of the same quality and material or construction as the <br />outside finish and roof of the residential structure. <br /> <br />6. SETBACKS: All buildings shall be placed back from the center of the front line <br />of the lot the following distances: Fifty (50) feet on all lots in said addition except Lot Twelve <br />(12) in Block Two (2) and Lot Twelve (12) in Block Three (3) where, because of the shape and <br />location of the lots, the set back distances shall conform to the location or proposed location of <br />the buildings on adjoining or abutting lots, but not closer to the street or streets than lines drawn <br />between existing or proposed buildings on such adjoining or abutting lots. <br /> <br />7. PREBUILT, TEMPORARY STRUCTURES, LIVESTOCK: No building or <br />dwelling house shall be moved into said subdivision and placed upon a lot. No trailer, tent, <br />garage, shack or other unsightly out-building shall be used in said subdivision as a dwelling at <br />any time, nor shall any structure of a temporary character be used as a residence. No bams, <br />chicken houses, house trailers, commercial work or sales shops, or other buildings for the care <br />and housing of fowl, rabbits or livestock shall be placed, maintained or used on any lot, nor <br />shall any fowl, rabbits or animals other than household pets be kept upon any lot, and household <br />pets shall not be kept, bred or maintained for any commercial purpose. <br /> <br />8. LOT APPEARANCE: No sod, earth, sand or gravel shall be removed to the <br />injury of the value of or the appearance of any lot, and no unused building material, junk or <br />rubbish shall be left exposed on any lot except during actual building operations. <br /> <br />9. SIGNS: No sign of any kind shall be displayed to the public view on any lot, <br />(except political campaign signs) and except one sign of not more than five square feet <br />advertising the property for sale, or signs used by a builder to advertise the property during the <br />construction and sales period. <br /> <br />10. NUISANCE: No noxious or offensive activity shall be conducted or permitted <br />upon any lot within the Properties, nor anything which is or may become an annoyance or <br />nuisance to the neighborhood or which endangers the health or unreasonably disturbs the quiet <br />of the occupants of adjoining lots. No worn out or discarded automobiles, machinery or parts <br />thereof shall be stored on any lot within the Properties, and no portion of any lot shall be used for <br />storage of junk or waste materials of any kind, so as to create an unsightly condition or potential <br />health hazard within the Properties.
