The Conunon Elements within the <br />Condominium shall consist of the following property, easements and such <br />additional Common Elements as shall be conveyed to the Association in the <br />future: <br /> <br />a) Easements. The Common Elements include the right to maintain and use, <br />and to the extent necessary for the Association to perform its duties with <br />respect to the Common Elements, all utility easements, access easements, <br />pedestrian access easements and landscaping easements as shown on the <br />Plat or Maps. <br /> <br />b) Landscaping. All lawns, shrubs, bushes, trees, flowers other plants and <br />landscaping materials. <br /> <br />c) Parking Facilities and Driveways. All parking areas, including curbs and <br />gutters, driveways and lighting components related to the parking areas <br />and driveways. <br /> <br />d) Sidewalks. All sidewalks leading to exterior entrances of the building or <br />otherwise utilized by the general public. <br /> <br />e) Water Facilities. All underground water lines, up to the point at which <br />such water lines enter a Suite, or the point at which a Suite's shutoff valve <br />is located, whichever is further from the Suite. Underground sprinkler <br />systems, including lawn and landscape sprinkler systems now in existence <br />or installed in the future. <br /> <br />f) Miscellaneous Improvements. All other improvements installed by the <br />Association within any utility easements, access easements, pedestrian <br />access easements, and/ or landscaping easements. <br /> <br />3) Maintenance and Regulation of Common Elements. All Common Elements <br />shall be maintained, repaired and replaced by the Association as necessary so <br />that any such Common Elements present an aesthetically attractive <br />appearance, and/ or serve the purpose for which such Improvements or <br />facilities were installed, <br /> <br />4) Common Utilities. The Association shall charge each Suite Owner its <br />allocated share of the utilities for maintenance of the Common Elements, <br />including but not limited to, water, sewer, gas and electricity. <br /> <br />5) Suite Owner's Easements of Enjoyment. Each Suite Owner shall have a right <br />and easement of enjoyment in and to the Common Elements and such <br /> <br />8 <br />
