<br />RE-RECORDED <br />200600814 <br /> <br />200600669 <br /> <br />thereto, without the prior written consent thereto of the Board of Directors. The <br />Board of Directors shall have the obligation to answer any written request by a <br />Suite Owner for approval of a proposed structural addition, alteration or <br />improvement in such Owner's Suite within thirty (30) days after such request, <br />and failure to do so within the stipulated time shall constitute a consent by the <br />Board of Directors to the proposed addition, alteration or improvement. <br /> <br />2) Noxious or Offensive Trades Prohibited. No noxious or offensive trades, <br />services, or activities shall be conducted within the Condominium or within any <br />of the Suites, nor shall anything be done thereon which may become an <br />annoyance or nuisance to the Suite Owners of other Suites within the <br />Condominium. <br /> <br />3) Temporary, Modular and Storage Structures. No temporary structures, <br />including but not limited to, trailers, mobile homes, converted trailers, <br />campers, shacks, basements. tents, garages, or accessory buildings, shall be <br />used on any Suite or Common Elements, without the Approval of the Board <br />of Directors. No modular constructed structures are allowed. No garages are <br />allowed. <br /> <br />4) Additional Prohibitions. No window mr conditioners, display or storage <br />racks or fences are allowed. <br /> <br />5) Antennas and Satellite Dishes. Antennas are allowed if the Board of <br />Directors determines they are not unsightly and Approves the same. Satellite <br />dishes are allowed, provided that the location and size thereof is Approved <br />by the Board of Directors and the satellite dish is mounted on the roof, out of <br />sight from the street. <br /> <br />6) Storage of Vehicles. Overnight storage of vehicles of any kind is not allowed. <br /> <br />7) Maintenance of Suites and Improvements. Each Suite Owner shall keep or <br />cause to be kept his or her Suite in good repair. Rubbish, refuse, garbage, and <br />other solid, semi-solid, and liquid waste shall be kept within sealed <br />containers, shall not be allowed to accumulate on any Suite, and shall be <br />disposed of in a sanitary manner. All containers shall be kept in a neat, <br />clean, and sanitary condition. No trash, litter or junk shall be permitted to <br />remain exposed upon any Suite or visible from adjacent streets or other <br />Suites. Burning of trash on a Suite shall be prohibited. No lumber or other <br />building materials shall be stored or permitted to remain on any Suite unless <br />screened from view from other Suites and except for reasonable storage <br />during construction. <br /> <br />14 <br />
