2003136 2 7. No commercial or business enterprises shall be conducted or operated in said subdivision. No lot or lots shall be divided or split to create smaller building areas. Lots may be combined, or combined and divided, to establish larger building areas. 8. Any detached garage or any other out - building shall be constructed of the same quality and materials of construction as the outside finish and roof of the residential structure. Any detached garage shall be a single garage which does not exceed a size that is 15' wide by 24' deep and shall be behind the rear wall of the residential structure. No building shall be con- structed of boxes or other unsightly materials. 9. All buildings shall be placed back from the center of the front line of the lot at least twenty -five (25) feet or more on all lots. 10. No sod, earth, sand, or gravel shall be removed to the injury of the value or of the appearance of any lot, and no unused building material, junk or rubbish shall be left exposed on any lot except during actual building operations. During construction, builders are required to maintain the project and surrounding area in a tidy manner. No trash fires will be allowed on any lot in the subdivision to dispose of discarded construction materials or other debris. 11. No sign of any kind shall be displayed to public view on any lot except one sign of not more than five (5) feet square advertising the property for sale or for rent, or signs used by a builder to advertise the property during the construction and sales period, or signs used by the developer to advertise the subdivision. 12. No worn out or discarded automobiles, machinery, or parts thereof, shall be stored on any lot in the subdivision and no portion thereof shall be used for automobiles, junk piles or the storage of any kind of discarded items or waste materials. 13. Certain easements are established for installation and maintenance of utilities and for drainage, such easements being clearly marked on the recorded plot of said subdivision. Service lines for individual residences for public utility services which are available to a lot from an underground source shall be kept underground. 14. Exposed antennas or aerials of any kind shall not be used except satellite dishes which shall not exceed eighteen (18) inches in diameter. They must not be visible from the street which the front of the primary structure faces and must be attached to the primary structure. No mercury or sodium vapor lights are allowed on any lot. Lighting installed by the City of Grand Island, Nebraska or the State of Nebraska is exempted from all lighting restrictions. 15. No campers, trailers, motor or mobile homes, recreational vehicles or trucks larger than a three- quarter (3/4) ton pickup truck shall be stored on any lot, driveway, or on the street in front of or on the side of any lot. No campers, trailers, motor or mobile homes, boats, recrea- tional vehicles or trucks shall be left on the streets overnight. 3
