200505832 <br />5. BUILDING REQUIREMENTS. No dwelling structure, garage or other <br />incidental building shall be built with scrap lumber, or moved on to the site, excluding a <br />new modular home. The dwelling structure shall be considered complete when at least <br />one floor of living space over the entire basement area is complete. Following are <br />additional requirements: <br />A) Each dwelling shall have at least 1500 square feet of living space above ground, <br />which shall not include garage breeze way or open or enclosed porches. <br />B) Each dwelling shall have a garage which will accommodate at least two cars. All <br />garages must be attached directly to the dwelling or connected thereto by a breeze way or <br />similar structure. <br />C) Each building shall have a minimum of 4 -12 pitch roof. <br />D) All structures shall be in earth tone colors. <br />E) Each dwelling shall have at least a 25% brick front. <br />F) All construction shall be completed within one year of the dated commenced. <br />6. SETBACKS. All dwelling structures, unattached garage or other incidental <br />building shall be placed on the lot in accordance with the setback requirements of Hall <br />County. All such measurements shall be computed from the foundation of the structure <br />to the nearest property line. Driveways may be built within the setbacks if approved by <br />the Northview Subdivision Association Architectural Committee in writing. <br />7. ADDITIONAL STRUCTURES. Except for Lot 4, one additional structure <br />shall be allowed besides the residence and the attached or unattached garage located next <br />to the residence. The unattached garage or incidental structure shall have a wood or <br />metal frame covered with wood, vinyl, or colored steel. The structure's height shall not <br />exceed 900 square feet (the size of a three car garage) and the front view of the building <br />shall not exceed 26' and the overall size of the structure shall not exceed 10% of that of <br />the residential dwelling. Any additional structure shall be positioned such that it is <br />farther from the cul -de -sac than the primary residence for lots 3-9. For lots 1 and 2 the <br />residence shall face north and the additional structure shall be to the south of the <br />residence. <br />S. DRIVEWAYS. It shall be the responsibility of all property owners to build <br />and maintain their driveway of cement. The driveway shall be built in an acceptable way <br />to all parties involved, including County, State, Federal, and Utility employees who have <br />need for access to perform their duties. <br />9. UTILITY EASEMENTS as shown on the Dedication Plat are hereby <br />established for the future installation, maintenance, repair and replacement of utilities <br />over, upon and under the area as shown. Theses easements shall carry full Right -of- <br />Access by the owners and operations of these utilities. <br />1.0. ALL ELECTRIC AGREEMENT. All construction of residential units in the <br />Northview Subdivision will use electricity as the source of utilities for heating, cooling, <br />lighting, cooking, water heating and any similar uses. <br />
