200306145 <br />3. Any out - building shall be of the same quality and materials of construction <br />as the outside finish and roof of the residential structure. No buildings shall be constructed <br />of unsightly materials, boxes or similar lumber, nor larger than 24'x 24'. <br />4. No sod, earth, sand, gravel or trees (with the exception of the clearing of the <br />lot) shall be removed to the injury of the value of, or appearance of, any lot, and no unused <br />building material, junk or rubbish shall be left exposed on any lot except during actual <br />building operations. No sign of any kind shall be displayed to the public view on any lot, <br />except one sign of not more than five square feet advertising the property for sale or rent, <br />or signs used by a builder to advertise the property during the construction and sales <br />period, or signs used by the owner to advertise the subdivision. <br />5. No worn out or discarded automobiles, machinery or parts thereof shall be <br />stored on any lot in the addition, and no portion thereof shall be used for automobiles, junk <br />piles or the storage of any kind of junk or waste material. <br />6. Certain easements are established for installation and maintenance of <br />utilities, such easements being clearly marked on the recorded plot of said subdivision. <br />Service lines for individual residences for all public utility services, which are available to <br />a lot from an underground source, shall be kept underground. Exposed aerials of any kind <br />shall not be used. Satellite dishes are allowed, but they are not to exceed 18" in diameter, <br />they must not be visible from the street, and they must be attached to the primary <br />structure. No mercury or sodium vapor lights are allowed on any lot. Grand Island, <br />Nebraska, installed street lighting is exempted from all lighting restrictions. <br />7. No campers, trailers, motor or mobile homes, boats, recreational vehicles <br />or trucks larger than a three - quarter (3/4) ton pickup truck shall be stored on any lot, <br />driveway or on the street in front of or on the side of any lot. No campers, trailers, motor <br />or mobile homes, boats, recreational vehicles or trucks shall be left parked on the streets <br />overnight. <br />8. The owner of each lot shall keep the vegetation and grass thereon cut to a <br />height less than eight inches (8 ") priorto construction and shall keep the shrubs, vegetation <br />and grass thereon cut to a reasonable height after construction. <br />9. No fences, side, rear or front shall be constructed of barbed wire, woven wire <br />or creosote treated posts above ground or any unsightly material. <br />10. All lots shall have sidewalks; and the acceptance of a deed of conveyance <br />by any purchaser or purchasers of any lot or lots shall be construed as consent thereto. <br />Such sidewalks will be constructed when the home is built. <br />11. These restrictive covenants, restrictions and conditions are to run with the <br />land and shall be binding on all persons and all parties claiming ownership of said lots, until <br />January 1, 2013, at which time said restrictive covenants, restrictions and conditions shall <br />2 <br />
