�-- <br /> . �9 111883 <br /> $1, 284 . 35, with said sum due on the 12t'' day of each month hereafter <br /> until paid in full by a balloon payment as the 61St installment <br /> payment . <br /> This Deed of Trust, the Note, and any other instrument given to <br /> evidence or further secure the payment and performance of any <br /> obligation secured hereby are referred to collectively as the "Loan <br /> Instruments" . <br /> TO PROTECT THE SECURITY OF THIS DEED OF TRUST: <br /> l . PAYMENT OF INDEBTEDNESS . Trustor shall pay when due the <br /> principal of, and the interest on, the indebtedness evidenced by the <br /> Note . <br /> 2 . TAXES . Trustor shall pay each instal_lment of all taxes and <br /> special asse�sments of every kind, now or hereafter levied against <br /> the Trust Estate or any part thereof. Trustor shall pay all taxes <br /> and assessments which may be levied upon Beneficiary' s interest <br /> herein or upon this Deed of Trust or the debt secured hereby, <br /> without regard to any law that may be enacted imposing payment of <br /> the whole or any part thereof upon the Beneficiary. <br /> 3. INSURANCE AND REPAIRS. Trustor shall maintain fire and extended <br /> coverage insurance insuring the dwelling of the Trustor at 800 of <br /> the replacement value of the dwelling. Such insurance policy shall <br /> not be cancelable, terminable or modifiable without 10 days prior <br /> written notice to Beneficiary. Trustee shall cause evidence of such <br /> insurance to be delivered to Beneficiary. Trustor shall repair, <br /> maintain and replace the dwelling or any part thereof so that, <br /> except for ordinary wear and tear, the dwelling shall not <br /> deteriorate . In no event shall the Trustor commit waste on or to <br /> the dwelling or real property. <br /> 4 . CONDEMNATION. The proceeds of any award or claim for damages, <br /> dir.ect or consequential, in connection with condemnation less than <br /> 500 of the total acres owned by Trustor or other taking of any part <br /> of the Property, or for conveyance in lieu of condemnation, are <br /> hereby assigned and shall be paid to Trustor. <br /> In the event of a total taking or taking in excess of said 500, <br /> of the property, the proceeds are hereby assigned to Beneficiary and <br /> the proceeds shall be applied to the sums secured by this Security <br /> Instrument, whether or not then due, with any excess paid to <br /> Trustor. <br /> If the Property is abandoned by Trustor, or if, after notice by <br /> Beneficiary to Trustor that the condemnor offers to make an award or <br /> settle a claim for damages, Trustor fails to respond to Beneficiary <br /> within thirty (30) days after the date the notice is given, <br /> Beneficiary is authorized to collect and apply the proceeds, at its <br /> option, either to restoration or repair of the Property or to the <br /> sums secured by this Security Instrument, whether or not then due . <br />
