Remit. <br />200402532 <br />Tenant shall pay as rent for the Premises �theejsum of <br />Dollars ($-3 �% �-' ) <br />annually (the "Fixed Minimum Rent "), payable Dollars <br />per month for each and every month during the term of this Agreement. All payments <br />shall be paid to Landlord in advance on the first day of each month and will be delinquent <br />after the fifth day at the address for notices set forth herein. Any delinquent payment shall <br />bear interest at the rate of fifteen (15 %) per annum for the date payment was due. <br />b. General Term of &nt Paym n . The Fixed Minimum Rent shall be paid <br />without setoff, deduction or notice of demand and in addition to all other payments <br />(including, without limitation, taxes, and insurance) to be made by Tenant as herein <br />provided. The Fixed Minimum Rent shall be absolutely net to Landlord so that this <br />Agreement shall yield, net, to Landlord the Fixed Minimum Rent specified herein; and all <br />costs, fees, expenses, charges and obligations of every kind and nature relating to the <br />Premises which may arise or become due during the term of this Agreement shall be paid <br />by Tenant; and Landlord shall be indemnified and saved harmless by Tenant from and <br />against any costs, fees, expenses, charges and obligations. <br />4. Covenants of Tenet. Tenant covenants and agrees as follows: <br />a. Real Estate Taxes. Tenant shall pay all real estate and general and special <br />assessments on the Premises which are levied or assessed and/or become owing during the <br />term of this Agreement before the same become delinquent. Landlord shall give Tenant <br />written notice of the amount of said taxes after the receipt of the tax statement from the <br />appropriate taxing authorities. <br />b. Personal Propedy Taxes. Tenant shall pay, prior to delinquency, any and <br />all taxes and assessment levied or assessed during the lease term upon or against (i) all <br />furniture, fixtures, signs and equipment and any other personal property installed or <br />located within the Premises; and (ii) all alterations, additions, betterments or <br />improvements of whatsoever kind or nature, made by Tenant to the Premises, including <br />such improvement and betterments as presently exist and as made by Tenant, as the same <br />may be separately levied, taxed and assessed against or imposed directly upon Tenant by <br />the taxing authorities, <br />c. 1L tilities, Tenant shall pay all charges for heat, electricity, water sewage, <br />gas, garbage or special fees, metering charges or utility charges or services of any nature <br />used on the Premises, including taxes thereon, <br />d. Insurance. <br />(i) Liability Insurance, Tenant shall carry and maintain, at its sole cost <br />and expense, a combined single coverage liability insurance policy for both bodily injury <br />and property damage with limits of not less than One - Million Dollars ($1,000,000.00) per <br />
