�J <br />Mar'05 03 01:02p EITAGE BANK .' 128454598 p.15 <br />200402532 <br />LEASE AGREEMENT <br />For valuable consideration, Landlord hereby leases to Tenant the Premises for rent <br />and upon the other terms and conditions set forth in this document. <br />1. pefiinitions and Exhibits. As used herein, the following terms and exhibits shall <br />have the following meanings: <br />a. "Landlord" shall mean the Randall J. Kathman and Jean M. Kathman, <br />husband and wife, who currently reside at 405 N. 4th Street, Doniphan, Nebraska. <br />b. "Tenant" shall mean the Cardinal Tool & Die Co., Inc., hereafter referred <br />to as CT &D. 3pfd u; &J, IC/1064 <br />C. "Premises" shall mean an industrial building located at Gotd— <br />F Grand Island, Nebraska, on real estate property legally described as Lot 9, <br />Platte Valley Industrial Park 3rd, Hall County, Nebraska, and containing approximately <br />�1,P. &Z7p square feet, together with all improvements constructed thereon. <br />T <br />(The Premises are shown in Exhibit A which contain the blueprints and site plan for the <br />CT &D building.) <br />d. "Exhibit A" is a blueprint and site plan for the CT &D building located on <br />Lot 9, of the Platte Valley Industrial Park 3rd Subdivision. <br />2. Term. <br />b2d y�z', <br />a. Base Terra. The term of this Agreement is five zvr co cing on <br />1 - g6 ?pd - ( "the Commencement Date ") and expiring on <br />ll _ �2_(123 , unless terminated sooner according to the terms hereof <br />b. Option to Renew. Provided that Tenant is not then in default hereunder, <br />Tenant shall have the option to extend the term of this Agreement for three (3) additional <br />renewal periods of five (5) years each, for a total of fifteen (15) additional years. Tenant <br />shall exercise its option by giving written notice to Landlord of exercise within the last <br />twelve (12) months but no later than the last six (6) months prior to the termination date <br />of the original lease term or a properly exercised extension or extensions thereof. <br />C. Maximum Term of Lease. The maximum term of this Agreement, <br />including all options to renew, shall be for twenty (20) years, unless a further extention is <br />mutually agreed to in writing by both the Landlord and the Tenant. <br />
