(ii) Hazard Insurance. Tenant shall carry fire and extended coverage insurance in standard policies in an amount equal to the full insurable value of the Premises. Tenant shall use every reasonable precaution against fire. (iii) Provisions AppJiQabJp to I Insurance. With respect to all insurance required to be maintained hereunder by Tenant: (A) such insurance shall be issued by good and responsible insurance companies licensed to transact business in the State of Nebraska and acceptable in all respects to Landlord; (B) each insurance policy shall contain agreement by or endorsement of the insurer that (1) such policy shall not be cancelled for any cause without at least ten (10) days' prior written notice from the insurer to Landlord; (2) losses shall be payable by the insurer notwithstanding any act or negligence of Tenant which might otherwise result in the forfeiture of said insurance; and (3) no act or omission of Tenant shall invalidate the interest of Landlord; (C) if Tenant fails to maintain such insurance, Landlord may , at its election, procure the same, adding the premium cost thereof to the amount of the next payment of Fixed Minimum Rent to be made by Tenant hereunder, and payment by Landlord of any such premium shall not be deemed to waive or release the default of Tenant in the payment thereof; and (D) insurance coverage herein provided shall be for the benefit of both Landlord and Tenant, as their respective interest may appear, and any mortgagees designated by Landlord; and Landlord shall be an additional named insured under all such policies of insurance. e. Use of Premises. Tenant shall occupy and use the Premises for a tool and die manufacturing business and for no other purpose unless agreed to in writing by Landlord. Tenant shall observe and comply with all laws, orders, rules and regulations of any governmental authority relating to the Premises and will not permit same to be used for illegal purpose nor permit any nuisance to be created or maintained thereon. Tenant shall not use or permit upon the Premises anything that will invalidate any policy of insurance now or hereafter carried on the Premises or that will increase the rate of insurance thereon. Tenant shall not use or permit upon the Premises anything that may be dangerous to Iife or limb and shall not in any manner deface or injure the Premises. f. Cleanliness. Tenant shall keep the Premises and open areas adjoining the Premises free and clear from dirt and refuse.
